Contracts Manager

We are working on behalf of a well-established regional main contractor with a long-standing reputation for delivering high-quality, bespoke construction projects. Due to continued growth within their Special Projects division, they are now seeking an experienced Contracts Manager to join the team.

The Special Projects arm delivers complex refurbishments, extensions and bespoke new builds, often within occupied, listed, or sensitive environments. Project values typically range from £50k to £1.5m, across education, residential, commercial and community sectors.

The Role

As Contracts Manager, you will have full responsibility for overseeing multiple projects simultaneously, ensuring they are delivered safely, profitably, and to the highest standards of quality and client satisfaction.

You will work closely with Project Managers, Site Managers, commercial teams, and clients, providing leadership and technical expertise across the full project lifecycle.

Key Responsibilities

* Overseeing multiple Special Projects from pre-construction to completion

* Managing and supporting Project Managers and Site teams

* Ensuring projects are delivered on programme, within budget and to specification

* Maintaining high standards of health & safety and compliance

* Managing subcontractor performance and supply chain relationships

* Acting as the senior point of contact for clients, consultants and stakeholders

* Monitoring commercial performance, variations and risk

* Supporting tendering, programming and early-stage planning where required

About You

The ideal candidate will have:

* Proven experience as a Contracts Manager or Senior Project Manager within a main contractor environment

* Strong background in refurbishment, extension and bespoke construction projects

* Experience managing projects typically between £50k – £2m

* Excellent knowledge of construction processes, H&S, and commercial control

* Strong leadership, communication and organisational skills

* Ability to manage multiple live projects concurrently

* Full UK driving licence and willingness to travel regionally
