Maintenance Supervisor – Responsibilities

The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The Maintenance Supervisor works alongside the Community Manager in overseeing the activities of assigned staff and vendors to maintain the property.

  • Maintenance Management
  • Regular/daily onsite attendance is required
  • Coordinate, schedule, and respond to resident/management requests and work orders
  • Ensure all repairs and replacements necessary for community common areas and units
  • Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
  • Manage and order maintenance supplies inventory within budget guidelines
  • Maintain a preventative maintenance program to extend the life of the community and minimize future repairs
  • Maintain an organized, properly stocked maintenance shop in accordance with safety standards and OSHA guidelines
  • Maintain hazard communications program; promote safe work practices
  • Participate in unit inspections as requested
  • Provide essential control of community operations
  • Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, make-ready status, and work in progress
  • Assist with general upkeep, maintenance, and cleaning of office, common areas, and model units
  • Participate in on-call emergencies at the community
  • Plan for and utilize property resources, equipment, and supplies economically (e.g., obtain bids, compare pricing, and manage vendor performance)
  • Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency

  • Personnel Management
  • Under the direction of the Community Manager, supervise, train, and schedule maintenance staff
  • Monitor daily progress and provide guidance as needed
  • Provide input regarding employee performance evaluations
  • Ensure staff effectiveness through ongoing training, coaching, and compliance with Asset training benchmarks
  • Promote harmony and quality performance through leadership

  • Customer & Resident Relations
  • Deliver excellent customer service and monitor service-request turnaround and responsiveness
  • Maintain a positive image of the community to achieve property objectives
  • Ensure consistency in dealing with residents on all matters
  • Enforce community policies as delegated by the supervisor
Education & Experience
  • High School Diploma or Equivalent
  • EPA & CPO certification required; HVAC desired
  • Ability to understand and perform on-site software functions; basic computer skills required
  • Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
  • Physical ability to perform tasks described in the job, including movement, lifting (100+ lbs as needed), and working in various environments; willingness to work overtime, weekends, and on-call property emergencies
  • Must be able to operate tools and equipment, maneuver through and work in confined spaces, and work outdoors in varied weather
  • Occasional requirement to remain stationary for prolonged periods
License / Equipment
  • Must have reliable transportation due to on-call emergency requirement
Compensation & Benefits

At Asset Living, compensation decisions consider factors such as skill set, background, and certifications. Offers reflect the candidate’s relevant experience. Full-time employees also receive paid sick days and company holidays.

Salary Range: $31 per hour to $39 per hour
