Job Description

The Maintenance Technician reports to the Maintenance Supervisor and is responsible for assisting in all of the property’s maintenance needs, physical appearance, and service requests. The role involves managing service requests, preventative maintenance, capital projects, turnover/make‑ready processes, and maintaining excellent resident relations through superior customer service. On‑call and some weekend availability is required.

Responsibilities
  • Maintain positive resident relations through superior service.
  • Inspect grounds, buildings, and community features to identify, minimize, and correct hazardous conditions and maintain exceptional property appearance.
  • Fulfill resident service requests in accordance with policy while maintaining superior customer service.
  • Monitor service request turnaround time and responsiveness to ensure standards are met.
  • Perform unit inspections to determine move‑in readiness after move‑outs and perform make‑ready processes before new resident move‑ins.
  • Perform other turnover‑related duties as assigned.
  • Lift and work with heavy equipment as needed.
  • Report safety or maintenance concerns promptly to the Supervisor.
  • Participate in daily property operations.
  • Perform general maintenance and repairs, including plumbing, electrical, basic carpentry, heating & cooling, and other building systems.
  • Assist with in‑house projects and/or capital projects as assigned.
  • Maintain a preventative maintenance program to extend the community’s life and minimize future repairs.
  • Perform maintenance callbacks of assigned service requests.
  • Maintain an organized, properly stocked maintenance shop while adhering to safety standards and budget constraints.
  • Ensure consistency in resident interactions and comply with all Fair Housing laws.
  • Perform after‑hour and/or weekend on‑call duties as assigned.
Qualifications
  • High school diploma or equivalent required.
  • Minimum of one year of maintenance experience, preferably in multi‑unit complexes or hotels.
  • Experience with plumbing, electrical, and HVAC systems preferred.
  • HVAC certification preferred.
  • Mechanical background preferred.
  • Good organizational and people skills.
  • Knowledge of general carpentry and repair.
  • Ability to lift and work with heavy equipment.
  • Ability to use hand tools and power tools.
  • Valid driver’s license, good driving record, and proof of insurance required.
  • Passion for serving residents, vendors, and colleagues.
Compensation

Hourly wage: $20‑22 DOE, with bonus potential, health, dental, and vision insurance, life insurance, disability insurance, 401(k), paid time off, paid holidays, flexible spending account, HSA, and more.
