Property Management, Operations Manager
The ideal Asset Manager brings a strong command of property-level financials and operations, paired with clear, consistent communication and a genuine desire to grow. This individual is confident navigating complex conversations with ownership, investors, on-site teams, and residents, and can adapt their approach to meet the needs of diverse stakeholders.
An Asset Manager for EPC will oversee a mixed portfolio of properties with a talented on-site staff and strong support from the Director of Asset Management. The Asset Manager position is accountable for achieving weekly, monthly, quarterly, and annual goals. The five core roles that the Asset Manager is accountable for are:
- L.M.A. (Leadership, Management & Accountability)
- Manage property key performance indicators
- Property financial and operational performance
- Enforcing Processes & Procedures
- New Development pre-opening budget, checklist, staffing, operations
Ensure all properties within the portfolio meet performance, operational, and financial goals.
Create, review, and analyze weekly/monthly property-level reporting.
Lead, manage, and hold on-site property management teams accountable.
Support and develop managers and staff across the portfolio, fostering strong team performance.
Prepare and oversee respective portfolio budgets, analyze financial reports, and implement strategies to improve profitability.
Observe current trends concerning the demographics, competition, economic drivers, and job growth to maximize net operating income.
Review financials to find ways to increase revenue and reduce expenses.
Ensure company processes, procedures, policies, and standards are consistently followed across the portfolio.
Evaluate property performance, conduct annual reviews, and provide strategic feedback to optimize results.
Ensure effective implementation of goals by working with all levels of professionals in the property management department.
Collaborate with senior management to develop and implement business strategies aligned with company objectives.
Assess and report on asset status, needs, risks, goals, and progress.
Review and manage value-added strategies and capital improvements
Maintain high levels of customer satisfaction and address any escalated concerns or issues.
Recognize, investigate, and communicate property-related matters to the Director of Asset Management.
Physical RequirementsWalk/tour communities regularly.
Stand/sit for extended periods; occasional lifting up to 25 lbs.
Use computer, phone, and office equipment daily.
25% local travel requirement
Qualifications3+ years of experience overseeing a portfolio of 5+ communities, leading and developing teams, with demonstrated success in fostering growth and improving performance.
Strong operational background with a proven track record in multifamily.
Experience managing budgets, analyzing financial reports, and driving business strategies.
Highly computer literate and proficient in Microsoft Office Suite.
Results-driven, highly effective communication skills the ability to convey complex issues verbally and in writing.
