About the Role

Regional Property Services Inc (RPSI), a division of the Regional Group of Companies, is currently looking for an experienced Lead Building Operator for a facility in the Downtown Ottawa core. In this role, you will be responsible for ensuring the safe, efficient, and reliable operation of all building systems and equipment. This includes performing preventive and corrective maintenance, monitoring HVAC, electrical, plumbing, and life safety systems, and responding promptly to service requests to maintain optimal building performance.

Key Responsibilities
  • Supervise and direct maintenance staff; monitor performance and provide mentorship.
  • Coordinate and oversee all electrical, mechanical, plumbing, and life safety systems to ensure compliance with governing authorities and ESA standards.
  • Implement and manage preventative maintenance programs to extend equipment life and minimize downtime; schedule tasks with minimal disruption to building services.
  • Perform or delegate maintenance tasks, including HVAC systems, boilers, chillers, pumps, cooling towers, exhaust fans, plumbing fixtures, irrigation systems, and sump pumps.
  • Maintain computerized building management systems for efficient operation of equipment.
  • Conduct water treatment testing and maintain accurate compliance logs.
  • Respond promptly to tenant requests and ensure work is completed with minimal disruption and proper cleanup.
  • Oversee contractor work, review scopes, and monitor quality and pricing of services; ensure service contracts are current and reviewed regularly.
  • Manage inventory of tools, parts, and equipment; verify deliveries for accuracy.
  • Provide technical support during emergencies and system failures; ensure compliance with safety protocols, including lockout/tagout (LOTO) procedures.
  • Conduct or arrange testing of fire, life safety systems, emergency equipment, elevators, and electrical systems; maintain records of inspections and compliance.
  • Maintain written records of equipment inventory, operating manuals, and updated building/tenant drawings.
  • Oversee capital projects, tenant improvements, and system upgrades; ensure completion within budget and timelines.
  • Train operations staff on proper tool use, safety procedures, troubleshooting, and professional standards; recommend external training courses as needed.
  • Review client service request summaries to identify and resolve recurring issues.
  • Prepare and submit purchase orders; oversee procurement and vendor evaluations.
  • Perform general building and exterior maintenance (e.g., concrete repairs, sweeping, salting, painting, garbage removal).
