Position SummaryThe Commercial Manager will be responsible for managing the commercial and contractual aspects of large‑scale construction projects at our Ottawa office.
Responsibilities- Tendering: Receive Q&A, distribute and issue addenda/amendments, complete bid‑levelling exercises, review and recommend successful bidders, obtain Schedule A and compilation contract, distribute executed subcontracts.
- Subcontracts: Issue letters to unsuccessful bidders following subcontract awards, draft and prepare subcontracts (scope, flow‑downs, exhibits), review and treat requests for contractual amendment with legal.
- Budget & Financial Management & Accounting: Lead change/claim documentation, participate in the monthly progress report on schedule events and changes.
- Communication (Commercial/Contractual): Produce and submit delay notices, maintain the claims log and notices/letters log.
- Quality Management (Process Performance): Track and log RFIs for timeline impact, control and report submittal turnaround performance (shop drawings, RFIs, change orders), illustrate impacts into the master schedule and produce supporting narrative.
- Contracts Management: Issue notices of back charge when applicable, record, compile, and present back charges to subcontractors.
- Change Management: Receive, file and distribute change orders, submit change prices to owners on time, follow up with subcontractors, establish the general account, evaluate subcontractor prices, prepare draft change requests, maintain the change log, coordinate revise‑and‑resubmit, review drawings/specs for risk and compliance.
- Schedule & Planning (Commercial Interface): Work closely with scheduler to integrate change, instruction, RFI into schedule, monitor flow of information and delays.
- Bachelor’s degree in Construction Management, Civil Engineering, Business Administration, Finance, or a related field.
- Minimum 8 years of construction industry experience, including at least 5 years in a senior commercial or contract management role within a general contracting environment.
- Proven experience managing the commercial and contractual aspects of large‑scale construction projects.
- Strong understanding of contract models such as CCDC, PPP, DB, DBF, and DBFM.
- Demonstrated ability to review, draft, and negotiate contracts, manage risk, and oversee claims and change management processes.
- Excellent financial acumen with experience in project budgeting, forecasting, cost control, and performance reporting.
- Solid knowledge of procurement, subcontractor management, and vendor negotiations.
- Strong leadership and communication skills, with the ability to collaborate effectively across operations, finance, and executive teams.
- Strategic thinker capable of identifying commercial opportunities and risks to support project and organizational objectives.
- Detail‑oriented, analytical, and solutions‑driven, with strong negotiation and decision‑making skills.
- Bilingualism (English/French) is an asset.
