Our client is a cornerstone to the Ottawa home building market. They are currently seeking a Property Accountant to be responsible for full-cycle accounting for a portfolio of residential and commercial properties. This role supports financial reporting, budgeting, and operational decision-making by ensuring accurate and timely accounting records. The ideal candidate has hands-on experience with Yardi, strong attention to detail, and the ability to manage multiple properties and stakeholders in a fast-paced real estate environment.

Key Responsibilities:

Property Accounting & Financial Reporting

  • Manage full-cycle accounting for assigned residential and commercial properties
  • Prepare monthly, quarterly, and year-end financial statements for each property
  • Record journal entries, accruals, and adjustments in Yardi
  • Perform bank account and balance sheet reconciliations
  • Maintain general ledgers and supporting schedules
Accounts Payable & Receivable
  • Oversee accounts payable, including invoice review, coding, approvals, and payment processing
  • Manage accounts receivable, including rent roll review, tenant billings, CAM recoveries, and collections
  • Reconcile rent, tenant deposits, and prepaid expenses
Budgeting & Forecasting
  • Assist with annual operating budgets and reforecasts for residential and commercial assets
  • Monitor actuals against budget and investigate variances
  • Support development and lease-up accounting as required
Year-End & Audit Support
  • Prepare working papers and schedules for external auditors
  • Support year-end closings and audit requests
  • Assist with property tax reconciliations and support filings as needed
System & Process Management
  • Maintain accurate property setups in Yardi (units, tenants, leases, chart of accounts)
  • Ensure data integrity across accounting and property management modules
  • Identify opportunities to improve accounting processes and controls
Stakeholder Collaboration
  • Work closely with property management, leasing, development, and finance teams
  • Respond to internal and external inquiries related to property financials
  • Support senior management with ad hoc financial analysis and reporting
The ideal candidate will have a diploma or degree in Accounting, Finance, or a related field, with at least 3–5 years of hands-on property accounting experience supporting residential and commercial real estate portfolios. Strong working knowledge of Yardi is required, including experience with general ledger maintenance, rent rolls, AP/AR, reconciliations, and financial reporting. The successful candidate will have experience managing full-cycle accounting in a multi-property environment, a solid understanding of lease accounting and common area maintenance (CAM) recoveries, and strong proficiency in Excel for reconciliations and financial analysis.

A CPA designation, or active progress toward one, is considered an asset but not required. This role requires excellent attention to detail, the ability to meet competing deadlines, and strong communication skills to collaborate effectively with property management, leasing, and senior finance stakeholders.
