Maintenance Technician

What you’ll do:

• Complete service requests for common areas, occupied and vacant units, or anywhere on the property as directed. Service requests may include changing light bulbs, unclogging pipes, fixing faucets, changing locks, floor tile installation and repair, and interior or exterior painting.
• Assist with trash outs and unit turns. Inspect appliances, A/C systems, toilets, faucets, showers, lights, disposals, and all safety devices.
• Perform routine plumbing repairs such as replacing/repairing/servicing water heaters, clearing drain lines, and replacing worn-out washers, gaskets, faucets, and floats.
• Replace burned-out, broken, and/or nonworking exterior light bulbs and fixtures immediately.
• Carry out carpentry repairs like fixing kitchen cabinets, window screens/glass, door locks, and drywall.
• Perform routine mechanical repairs, including diagnosing and repairing major appliances.
• Handle miscellaneous tasks such as interior and exterior painting, floor tile installation and repair, interior cleaning, lawn mowing, leaf raking, trimming trees/shrubs, debris removal, and other landscaping duties.
• Perform electrical repairs including wiring fuses, fixtures, and sockets, and servicing HVAC systems.
• Inspect, repair, modify, and install HVAC equipment, including refrigeration and air conditioning systems, and service evaporative coolers.
• Troubleshoot, repair, or replace defective parts in units and equipment, including thermostats, switches, fan controls, relays, filters, belts, compressors, and safety valves.
• Perform electrical maintenance work for HVAC components, connecting motors and control panels as needed.

Our Hours:

9:00 a.m. to 6:00 p.m., Monday to Friday; 10:00 a.m. to 5:00 p.m., Saturday; closed Sunday. The position requires availability any day of the week, 52 weeks a year, with hours subject to change based on needs. The role includes rotating on-call duties for emergencies.

Physical Demands:

• Ability to walk continuously for 8+ hours daily.
• Transporting boxes up to 50 pounds and appliances up to 100 pounds.
• Climb, stoop, bend, grasp objects.
• Visual acuity for detailed inspections and operating machinery.
• Remain mostly stationary, sitting or standing, 90% of the time.
