The Facilities Management Division is seeking a highly qualified Maintenance Technician. The Maintenance Technician position is essential to the maintenance district as it performs a wide range of duties such as painting, carpentry, minor electrical, dry wall, plumbing, and minor HVAC repairs for the purpose of maintaining and repairing buildings throughout West Orange County.

Job Description

General Functions:

This key position performs a variety of maintenance, service, and repair tasks that may involve buildings, facilities, mechanical equipment, plumbing, electrical systems, or carpentry utilized in the operations of the assigned divisions.

Work is assigned and reviewed by the District Maintenance Supervisor or other designated supervisor. Performance is evaluated through observation of work in progress and upon completion for achievement of desired results in a safe and efficient manner.

Representative Duties/Assignments:

Duties may vary based on area of assignment. The following are representative duties, it is not the intent to capture all duties performed by this classification.

* Performs general maintenance and repair tasks to plumbing systems, building envelope, mechanical and / or HVAC equipment, and electrical systems.

* Performs painting, carpentry, and dry wall repairs.

* Checks and maintains assigned facility, equipment or system for preventive maintenance and critical operation factors.

* Using a variety of tools, test and calibrate equipment, apply accepted maintenance service, and repair procedures to maintain or return item to proper operation conditions.

* Modifies or replaces components as necessary.

* Consults with specific trades employees or supervisor on special maintenance and repair problems.

* Performs service and minor repairs on a wide variety of equipment.

* Performs Multi-trade assignments and responsibilities based on daily operational needs.

* Inspects buildings and other structures to determine functional systems and detect malfunctions and needed repair making notes and recommendations using pre-established check sheets.

* Performs minor electrical and plumbing maintenance including replacement or repair of fixtures using appropriate hand, power and specialty tools.

* Performs minor painting, carpentry and masonry work including preparing surfaces, applying paints, hanging doors, fitting locks and handles, etc.

* Reconfigures, installs, positions, and remounts modular offices and space to accommodate user needs and maximize office space.

* Prepares surfaces and paints various structures and equipment to preserve wood and metal parts and maintain a safe, comfortable working environment.

* Assists HVAC Mechanics in the maintenance and repair of heating, refrigeration and air conditioning equipment.

* Performs other related duties as assigned.

Minimum Requirements:

High school diploma or equivalent and one (1) year of experience in skilled trades, craft, or maintenance. An equivalent combination of education and experience may be substituted.

May be required to possess and maintain the appropriate valid Commercial Driver's License

Must possess and maintain a valid Florida Driver's License.

May be required to perform mandatory Emergency Standby Duty.

Preferences:

General knowledge of building maintenance (i.e. apartment complex maintenance).

Ability to learn and the willingness to be trained and/or obtain training in skilled areas.

Basic skills such as electrical, mechanical, plumbing, carpentry, etc.

Must be willing to be sent on routine calls (i.e. changing lights, outlets, switch plates, HVAC filters; unstop toilets, etc.) and assist skilled trades personnel when needed.

Ability to work flexible hours to include weekends, holidays, shifts, standby and after-hours due to operational requirements.

Excellent customer service skills and the ability to work in a team environment.
