Job SummaryIn a safe, efficient and professional manner the Maintenance Technician III performs skilled work and often advises the Maintenance Manager in the preventative, corrective, and general maintenance of the commercial and industrial facility equipment. Maintenance Technician III is the advanced level in the General Maintenance Technician series and is involved in work that is complex and requires considerable experience, skill and technical knowledge, which is typically gained through the Maintenance Technician II classification.
Essential Duties and Responsibilities- Abides by all safety guidelines including OSHA regulations, lock-out/tag-out, etc.
- Conducts “shift rounds” (regular checks of systems and equipment to identify issues, and document systems and equipment performance).
- Competently maintains, troubleshoots, and performs equipment repairs. The Maintenance Technician III is responsible for:
- Performing electrical installation, repair, and maintenance of equipment and controls located throughout a site.
- Installs, maintains and repairs plumbing/piping, associated equipment and components located in the interior and exterior of building(s).
- Installation, repair, and maintenance of mechanical/electrical operating equipment and machinery.
- Conducting routine and on-going assessments of the building system operations.
- Performing tests and analysis of data to assure the proper functioning of site equipment.
- Monitoring operation of the mechanical, electrical and other operating equipment.
- Performing work according to manufacturing standards and following the change process of qualified core equipment and components.
- Performs administrative tasks such as parts ordering, PO# creation, vendor management, attend job meetings/project meetings, etc., etc.
- Documents work results in the CMMS, analyzes findings and recommends updates to PM list.
- Communicates effectively with coworkers and customer staff; assuring that all aspects of a work request are understood, including ensuring the customer is adequately informed about work status and expected completion dates.
- Manages maintenance projects, including complex equipment repair, providing guidance to Sub-Contractors of facilities services.
- Other duties may be assigned as deemed necessary by the Site Manager.
Education
- High School diploma (or equivalent) required. At least 2 years of training through an accredited trade school or college; certificate/degree preferred.
Business Experience
- 7 years previous experience and/or training including mechanical, electrical, plumbing, carpentry required. An equivalent combination of training, education, and manufacturing maintenance experience is acceptable.
Licenses/Certifications
- Valid state drivers license, Fork Truck operator’s license, JLG Operator’s license, Universal CFC certification required
- If a state or national license is required for the specialty it is the employees responsibility to have and maintain any licenses needed.
Language Skills
- Ability to interpret a variety of instructions furnished in written, oral, diagram, or graphic form. Key elements include the ability to interpret safety rules, operating and maintenance instructions, procedure manuals; and diagrams, drawings and manuals of craft trades.
- Ability to write routine reports and correspondence. Must have a working knowledge of MS WORD and EXCEL, be able to send/receive emails and be able to manage an email box. Must be able to operate the work order system and maintenance specific software such Building Automation.
- Ability to speak effectively before groups of customers and/or employees.
