OverviewThe Role:
As a Maintenance Technician, you will create an environment where people will want to live. You will maintain the property to ensure good working order and pleasant curb appeal while providing excellent customer service to your residents.
- Customer Service and Maintenance:
Provide exceptional customer service with every interaction and deliver high‑quality maintenance service. - Complete assigned work orders and preventative maintenance, diagnosing defects and making repairs according to policies and code requirements.
- Complete the make‑ready process for vacant units, including inspections, punch lists, scheduling vendors and contractors, and inspecting completed work.
- Assist in maintaining grounds, common areas and amenities, including cleaning and painting as needed.
- Support cost‑cutting and expense control by fixing rather than replacing parts and practicing correct use of tools and equipment.
- Assist in property inspections to identify safety and risk management concerns and communicate them to management.
- Follow procedures for obtaining materials and supplies, tracking inventory, and notifying supervisor of re‑ordering needs.
- Adhere to Property Management rules, regulations, guidelines, safety techniques, OSHA training, fair housing, ADA, and all applicable laws.
- Maintain diligent records and comply with all company policies, procedures, and operational processes.
- Report to work during inclement weather, standing, walking, squatting, bending, twisting, and possibly traveling to sister communities.
- 2 years of multifamily maintenance experience.
- Hands‑on maintenance skills including plumbing, electrical, carpentry, HVAC, appliances and pools.
- EPA Type II or Universal certification highly desired; CPO a plus.
- Availability to be on‑call for emergencies.
- Reliable transportation.
- Positive attitude and desire to learn and develop skills.
- Superior customer service and verbal communication skills.
- Ability to work independently and as part of a team.
- Basic computer knowledge (Word, Excel, internet, e‑mail).
