Job Description Summary

Manages the day-to-day operations of an assigned property including managing the team members, daily activities, and resources to achieve established budgeted financial and operational goals, and ensures operation complies with Company policies and applicable laws and regulations governing multi-family housing operations.

Responsibilities
  • Provides input into the development of budgets by analyzing financial statements, marketing information, and operational reports to establish historic and projected performance patterns.
  • Meets targeted revenues by setting rent rates, ensuring rent and fees are collected, processing deposits, and preparing and reviewing monthly financial status reports.
  • Approves invoices from vendors and service providers, ensures validity of insurance certificates, codes charges, and facilitates communication among vendor, accounting, and client/owner as needed.
  • Controls expenditures to stay within the approved budget and maintains petty cash as required.
  • Oversees lease enforcement by approving applications, renewals, conducting inspections, following notice requirements, evictions, and collecting late fees as allowed by the lease terms.
  • Gathers and analyzes market trends to inform short- and long-range marketing and leasing strategies to achieve occupancy and revenue goals.
  • Promotes resident satisfaction by responding to complaints and service requests promptly and ensuring maintenance staff meets company standards in responding to work orders.
  • Conducts regular property inspections to ensure safety, cleanliness, and appearance of the property, grounds, buildings, and amenities.
  • Supervises property staff, including interviewing, hiring, onboarding, training, and performance management in line with company policies and values.
  • Assists in managing the client/owner relationship by meeting with owners, conducting property tours, providing performance updates, and responding to owner requests as needed.
Physical Demands
  • Stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Work indoors and outdoors in all weather conditions.
  • Lift up to 25 pounds independently and up to 50 pounds with assistance.
  • Occasional travel to assist other properties, attend training, or participate in meetings as needed.
  • Flexible work schedule, including on-call evenings, weekends, and holidays.

Salary Range: $80,000 – $87,000

Additional Compensation
  • Corporate positions may be eligible for quarterly or annual bonuses based on performance.
  • Onsite property positions may be eligible for weekly, monthly, or quarterly bonus programs in addition to base salary.
