Individuals in this position contribute to the success of the community by maintaining amenities and apartment home interiors, fully preparing apartment homes for new residents, and maintaining the condition of occupied apartments.
Essential Functions- Works from check lists, schedules, service requests, and instructions.
- Responds to assigned punch lists and prepares apartments for move‑in, ensuring all check list items are processed and resolved, and determines repair, material, and supply requirements, performing routine repairs including replacement of damaged floor covering, repair of walls, countertops, fixtures, fans, windows, doors, and appliances.
- Responds to assigned service requests to investigate and performs routine mechanical repairs to damaged or broken apartment or amenity elements, escalating more complex HVAC, electrical, plumbing, and appliance service requests as appropriate.
- Paints interior and exterior surfaces and fixtures at assigned properties, including apartments, clubhouse, amenity areas, compactor areas, speed bumps, signs, posts, gates, street markings, and handrails, ensuring compliance with aesthetic standards.
- Maintains assigned grounds, picks up trash, cleans and pressure‑washes surfaces, and ensures cleanliness of building exteriors and surrounding areas.
- Cleans and scrubs pool and deck surfaces, checks water, and treats with prescribed chemicals in accordance with standards.
- Checks and repairs irrigation systems and maintains recreational areas, painting miscellaneous signs as assigned.
- Performs preventive maintenance routines including changing filters, checking smoke detectors, replacing batteries, changing light bulbs, and performing damage inspections.
- Assists in moving appliances in and out of apartments, clears vacated apartments, and makes keys as directed.
- Conducts and documents move‑in and move‑out inspections, orients new residents on appliance operation, and responds to questions.
- Maintains property grounds, notifies supervisors of safety hazards, property damage, or unsightly conditions, and reports when supplies are low.
- Tracks and maintains status of service requests in the computer system and closes records for completed orders.
- Available for on‑call duty, nights, and weekends.
- High School Diploma or GED Equivalent required.
- Requires basic mechanical knowledge.
- Certified Pool Operator (CPO) certification may be required to service pools; must provide at the time of hire or obtain within six months of hire.
- EPA certification (Universal or Type I and Type II) required and must be provided at the time of hire or obtained within six months of hire.
- Ability to speak, read, and write English for safety and productivity reasons.
- Preferred over one year of experience to be fully familiar with required techniques, equipment, and work routines.
- Experience with painting, plumbing, electrical, appliance repair, carpentry, landscaping deficiencies, and irrigation repairs.
- Desire and ability to address residents' customer service needs through clear and caring communication.
- Ability to work independently with a sense of urgency and solutions orientation.
- Willingness to learn industry‑leading technology to provide efficient and effective service.
- Pay for this position is commensurate with experience.
