We are seeking a hands‑on Maintenance Director to be a part of our brand new luxury property,
ELLISON NONA in Orlando, FL. The ideal candidate must have 5 years of experience as a Maintenance Director on a 200+ sized multi‑family property and be EPA and claridad, CPO certified.

• Assists and completes work orders generated from resident requests for service, and routine upkeep, diagnosing defects and making repairs according to policies, procedures, safety standards, and code requirements.
• Oversees the “make‑ready” process to prepare vacant apartments for leasing and new move‑ins, conducting pre‑move‑out inspections, creating punch lists, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
• Develops standards for cleanliness and appearance of community grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking Productivity, and other common areas to reflect high quality and FPG standards.
• Periodically inspects work performed by service team members and vendors to assess effectiveness of policies and develop corrective action plans as needed.
• Maintains adequate inventory of spare parts and maintenance materials, working with the Community Director to order supplies and tools within budgetary guidelines.
• Completes preventative maintenance procedures and inspections as outlined in the Policy and Procedure Manual.
• Supports cost‑cutting and expense‑control programs by fixing rather than replacing parts when possible, being non‑wasteful with materials, and practicing correct באמת tool use.
• Conducts regular FPG safety meetings, ensures MSDS sheets are current and accessible, and keeps up to date on OSHA and other safety laws.
• Demonstrates customer‑service skills, treating residents and others with respect, answering questions, and responding to complaints with efficiency and urgency.
• Tour property daily to identify maintenance and liability hazards and report to Community Director.
• Attend required training classes, eLMS, maintenance seminars, etc.
• Must be a hands‑on maintenance supervisor who leads by example.
