Purpose– Job Summary
Responsible for maintaining the physical condition and appearance of the site(s). Organize, coordinate, and manage the overall maintenance programs, including exterior property appearance, timely work order service, quality make‑ready program, and cost‑effective inventory control of the property.
Essential Duties and Responsibilities- Diagnose and perform major, minor, and routine maintenance/repair in a timely and professional manner. Ensure all service requests are completed daily.
- Document work performed on a service request, including parts, and return to the supervisor by the end of the day. Complete renewal service requests in a timely fashion.
- Promote good public relations with residents, co‑workers, and company staff through a great people attitude and resident trust.
- Inspect vacated apartments and complete make‑ready checklist, informing the Property Manager of needed services and repairs. Inspect after make‑ready to ensure quality.
- Perform special projects as assigned and prioritized by the Property Manager, Regional Supervisor, or Facilities Coordinator.
- Inspect the exterior of the property and perform daily building and common area upkeep following company standards. Assist in keeping grounds neat and free of litter.
- Assist with tenant improvements, schedule make‑ready employees as needed, and ensure at least 65% of make‑ready units are market‑ready monthly with a 5‑9 day turnaround.
- Perform or oversee preventative maintenance and maintain accurate, organized records.
- Order parts and supplies, manage inventory, and maintain shop appearance to facilitate quick assessment of inventory.
- Obtain bids, negotiate prices with vendors and contractors, and coordinate delivery and work schedules.
- Perform emergency maintenance (after‑hours) as required.
- Coordinate maintenance objectives with the Property Manager and report on all work per safety standards, OSHA, and health codes.
- Ensure all work complies with State Landlord‑Tenant Law and all Federal Fair Housing Regulations.
- Coordinate preparations for city, state, and government inspections.
- Monitor property for quality snow removal, lawn care, and ice removal and report to the Property Manager.

Education and/or
Experience:
High School Diploma or General Education Degree (GED); or 3–4 years related experience and/or training, or equivalent combination.
Certificates, Licenses, Registrations: HVAC Certification required, or ability to obtain within one year of employment. Pool Safety Certification highly preferred, or ability to obtain within one year.

Experience:
At least 3–4 years in property management; multi‑family highly preferred.
Supervisory And Organizational Relationships / Primary Interactions: No direct reports. Frequent interactions with other managers, employees, and related departments internally; frequently with agencies and clients externally.
Physical Requirements / Work Environment: Extensive mobility and excellent physical condition. Ability to kneel, crouch, climb, crawl, lift/move up to 100 pounds sometimes. Must operate hand and power tools and drive to job sites as needed. Must tolerate hot, cold, wet, humid, and extreme weather conditions while shoveling or moving snow.
Tools: Must have own essential hand tools or be willing to obtain required hand tools. Knowledge of safe use and maintenance of hand tools (wrenches, screwdrivers, grips, sledgehammer, hammer, snips, saws, etc.) and power tools (wrenches, grinder, sander, drill, saws, etc.) and measuring devices (voltmeters, ohmmeters, testing meters, pH tests, etc.).
