Maintenance

Technician

The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The role oversees the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager.

Essential Duties & Responsibilities
  • Community Maintenance – regular/daily onsite attendance required.
  • Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner.
  • Ensure all repairs and replacements necessary for community common areas and units.
  • Assist with scheduling and performing all maintenance/repair‑related turn events.
  • Daily clean‑up of the exterior of the community, including grounds, breezeways, and common areas.
  • Perform swimming pool maintenance and cleaning; maintain accurate, timely chemical logs.
  • Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.
  • Maintain preventative maintenance program that extends community life while minimizing future repairs.
  • Follow Asset key policy.
  • Maintain a well‑organized, properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
  • Assist the Maintenance Supervisor in maintaining the hazard communications program; promote safe work practices.
  • Participate in unit inspections as requested.
  • Assist Maintenance Supervisor with monitoring inventory of equipment and supplies.
  • Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, and work in progress.
  • Perform general upkeep, maintenance, and cleaning of office, common areas, and model unit.
  • Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.
  • Participate in on‑call emergencies at the community.
  • Utilize property resources, equipment, and supplies efficiently.
  • Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager.
  • Maintain customer & resident relations: provide excellent customer service, monitor service request turnaround, project a favorable image of the community, enforce policies delegating from the supervisor.
Education / Experience
  • High School Diploma or Equivalent.
  • Basic computer skills and ability to understand and perform all on‑site software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regularly required to move about to accomplish tasks; ascend/descend ladders, stairs, ramps, step stools, move in confined spaces; lift and place objects of 100+ lbs; operate machinery and power tools; operate motor vehicles/golf carts; work overtime, weekends, nights (on‑call).
  • Occasionally standing or sitting for prolonged periods.
License / Equipment
  • Reliable transportation required due to the emergency on‑call requirement.
Salary Range

$24 per hour to $24 per hour
