Job Description

The Development Financial Analyst (DFA) supports the Development Finance Director in planning & reporting capital project spend for Westgate Resorts. The desired candidate will work collaboratively across departments acting as a key liaison between Development Project Managers, Contract Administration, Corporate Accounting and Resort Accounting. This role is critical to maintain accurate financial reporting and support budget and forecast assumptions throughout the capital project life cycle from project set-up through transfer to asset management.

Month‑end Balance Sheet responsibilities for this role include preparation of Developer Capital WIP and Retainage Payable reconciliations, journal entries, shared cost allocation and Capitalized Interest. Additionally, the DFA creates Developer fixed assets and generates transfers to Inventory upon project completion. The DFA also assists with update of the Reserve asset database used to support the Long‑Range Plan and annual HOA budget process.

The DFA provides the highest level of customer service while providing financial support for construction projects at resort locations across the organization. In a fast‑paced environment with high visibility, the candidate must project a professional corporate image through interactions with partners at all levels and be able to work well under pressure.

What You Will Do
  • Assist Manager with the monthly close process – includes preparation of journal entries (i.e. capitalized interest, reclassifications, etc), Inventory and PP&E WIP reconciliations and roll forwards.
  • Prepare and update weekly Developer and Reserves Dashboard reporting, summarize the results and identify trends.
  • Produce quarterly Depreciation Expense forecast and support the monthly cash flow forecast process for Developer and Reserve capital projects.
  • Participate in annual budgeting and periodic forecasting of Developer and Reserve capital spend with related variance analysis.
  • Act as a key point of contact for on‑property accounting staff and resort operators to effectively coordinate HOA Reserve spend while providing training and support on new processes.
  • Identify opportunities for day‑to‑day process improvement within Development Finance.
  • Work with Systems support team to maintain continuity during upgrades and implementations and enhance functionality within the Projects modules.
  • Support departmental deliverables related to interim and year‑end audit.
  • Ensure adherence to departmental policies, procedures and practices.
  • Assume other duties and responsibilities required or assigned by management.
  • Audit SharePoint project requests prior to setting up projects to ensure compliance with accounting policies and guidelines.
  • Must comply with all CFI policies and procedures.
  • Must represent Westgate Resorts in a professional manner through appearance, dress, and professional behavior at all times, as dictated in the Associate’s Handbook.
  • Must work diligently to gain knowledge and experience to execute the role to its full potential.
  • Other duties as assigned by leadership.
