At Havenpark Communities, we're looking for a sharp, driven Acquisitions Analyst to be at the heart of our investment strategy. You won't just be crunching numbers, you'll be involved in the financial analysis, underwriting, and closing process for our entire portfolio of assets and funds. We need someone with a real passion for real estate, a sharp eye for detail, and the drive to take ownership of projects from start to finish.

• Master the Underwriting Process: You'll be involved in the financial underwriting for individual properties and entire portfolios, covering both new acquisitions and complex refinancing transactions.
• Drive Transactions Forward: You'll be the engine behind our acquisitions and dispositions, managing the flow and ensuring a smooth, forward-moving process from due diligence to closing.
• Conduct Deep-Dive Due Diligence: Go beyond the surface to perform thorough financial, market, and operational due diligence at the property level to inform our investment decisions.
• Be the Key Liaison: Act as the critical communication hub between our lenders and internal teams, expertly responding to documentation requests and validating key assumptions.
• Manage the Details: Coordinate essential third-party reports, including site visits for lenders and inspectors, ensuring all parties have the information they need.
• Build the Future Budget: Develop and refine operating and capital budgets for our newly acquired properties, setting them up for long‑term success.
• Keep the Momentum Going: Handle ongoing property and fund documentation requests from lenders, maintaining strong relationships and ensuring compliance.
• Inform Our Investors: Generate compelling content for investor presentations and newsletters, clearly communicating the value and performance of our investments.

• Education: A Bachelor's degree in Finance, Accounting, Economics, General Business, or a related field.
• Experience: 1-2+ years of hands‑on experience in real estate transactions. Experience with Manufactured Home Communities is a huge plus and will set you up for success here!
• Excel Wizardry: You're not just proficient in Excel; you can build complex models that tell a clear financial story.
• Crystal-Clear Communication: Your written communication is sharp, professional, and easy to understand.
• Self‑Starter Spirit: You have a proven work ethic and can confidently drive projects to completion with minimal supervision.
