Property Manager at Pacific Park Apartments

Location: Pacific Park Apartments (88 units), 2220 Shadylane Drive, Springfield, Oregon 97477

Employment Type: Full-time

Schedule: Monday - Friday, 8:00am - 5:00pm

Reports to: Portfolio Manager

FLSA Status: Non-exempt

Compensation Package
  • Hourly pay: $28.00-$28.00
  • Monthly phone allowance: $50.00

Administrative Responsibilities
  • Comply with Fair Housing and Equal Housing Opportunities requirements
  • Comply with state landlord/tenant statutes
  • Timely and accurate payroll and commission submissions
  • Monthly, quarterly, and year-end reporting
  • Consult with legal counsel and attend court hearings as needed
  • Attend training and development seminars
Operational & Financial Responsibilities
  • Advertise and promote the property
  • Utilize industry-specific software for lead management
  • Provide tours to prospective and current residents
  • Complete full-cycle lease process with prospective residents
  • Ensure compliance with renter’s insurance
  • Review rental rates and concessions with Portfolio Manager
  • Maintain resident occupancy of 95%
  • Ensure timely collection of rent and other ancillary revenue
  • Manage delinquency process
  • Manage petty cash account
  • Process vendor invoices
  • Generate renewal offer letters and manage renewal leases
  • Monitor expenditures to stay within operating budget
  • Manage turnover workflow, including scheduling and management of vendors, conducting pre/post move-out inspections, and make-ready inspection
  • Assist with annual budget preparation
  • Other duties as assigned by Portfolio Manager
Resident Experience
  • Engage with prospective and current tenants professionally and courteously
  • Respond to and resolve unforeseen issues or emergencies promptly
  • Reduce tenant turnover by addressing tenant relation issues, mediating between parties, and recommending solutions
  • Conduct quality assurance calls following completed work orders
  • Facilitate resident events
Leading Your Team
  • Guide performance of all administrative staff through clear instruction, training, coaching, and performance management as needed
  • Guide performance of all maintenance staff through clear instruction, training, coaching, and performance management as needed
  • Conduct staff meetings regularly
What You’ll Need
  • Authorization to work in the United States
  • High School Diploma or equivalent
  • 2+ years of experience in multi-family property management
  • 1+ years of experience in staff supervision
  • Yardi Voyager and CRM experience preferred
  • Proficiency in Microsoft Office (Outlook, Word, Excel)
  • Demonstrated teamwork, ethical behavior, integrity, excellent customer service, communication skills, ability to multi-task, resolve conflicts, engage in cost/benefit analytical decision-making, and ambition for continuous professional development
Your Work Environment
  • Approximately 80% office environment using computer and phone
  • Approximately 20% inspecting property grounds, including apartments, building structure, landscaping, and signage; may require climbing stairs, ladders, and maneuvering walkways
  • Ability to carry or move objects up to 20 pounds
