Reports to: Maintenance Supervisor/Property Manager.

Position

Purpose:

The Maintenance Technician is responsible maintaining the physical needs of the property which includes service requests as well as following the preventative maintenance schedule for the property.

Responsibilities/Duties/Functions/Tasks:

• Responsible for preventative and corrective maintenance in vacant and occupied apartments, common buildings, equipment, and pools.
• Completion of service requests within 24 hours, except emergencies.
• Prioritize maintenance requests based on urgency and the potential of further damage.
• Ensure that the curb appeal of the property is maintained at all times, including the path to the models and office.
• Assist in maintaining the proper inventory by alerting supervisor/office when current stock is depleted.
• Keeps storage and shop areas in a neat, well-stocked, clean, organized manner, per company color-coded program.
• Continue the maintenance operation in the absence of the maintenance supervisor.
• Participation in a seven (7) day 24 hour rotating on-call schedule for emergency after hour calls.

Qualifications:

• Ability to work weekends, evenings, and flexible hours in an emergency situation.
• Demonstrate a high proficiency and understanding of systems such as HVAC, plumbing, electrical, mechanical, and code compliance.
• Possess an understanding of OSHA, EPA, and life safety regulations.
• Possess or be willing to get a minimum of EPA, Type 2 Certification.
• Strong interpersonal and communication skills.
• Possess basic hand tools.

Work Requirements:

• Must be within a reasonable distance from the property and able to travel to the site in inclement weather.
• Must be available to respond to all major emergencies.
• Must be able to provide valid Driver's License and Auto Insurance.

Pedcor Management Corporation (P.M.C.) was founded in October 1987. The principal purpose was to provide quality management for multi-family real estate developers. Each P.M.C. managed property (100 to 300 units in size) is staffed with an on-site Manager, Maintenance staff, and Leasing personnel. The Manager is responsible for property marketing, occupancy, revenue and expense control and supervision of maintenance and leasing personnel.

The Leasing Representatives are primarily responsible for apartment leasing, resident relations and retention. The Maintenance personnel are responsible for property service and preventative maintenance.
