MEP Service Sales Manager

Location:

Houston, Texas

Schedule:

Onsite Monday–Friday with regional travel to customer sites

Reports To:

VP of Sales

Compensation: $80,000- $100,000 base salary + commission and performance bonus incentives.

Role Overview

The Service Sales Manager is responsible for driving revenue growth across MEP service offerings, including mechanical, electrical, and plumbing maintenance, repairs, upgrades, and small project work. This role focuses on developing long‑term client relationships and expanding recurring service revenue within commercial, institutional, and specialty/technical facilities where reliability, safety, and uptime are critical. Supported environments may include healthcare facilities, data centers, education campuses, laboratories, houses of worship, and high‑occupancy commercial buildings.

The position is primarily relationship‑driven service sales, with limited involvement in project coordination to ensure successful execution of sold work. Approximately 90% of the role is service sales and account development, with ~10% dedicated to light project support.

Key Responsibilities Service Sales & Account Development (Primary Focus)
  • Drive sales of MEP service offerings, including preventive maintenance agreements, emergency repairs, system upgrades, replacements, and lifecycle services.
  • Develop and maintain long‑term relationships with facility managers, property managers, engineers, and institutional decision‑makers.
  • Conduct facility walk‑throughs to identify system risks, compliance needs, and lifecycle replacement opportunities.
  • Grow recurring revenue through multi‑year service agreements and repeat service engagements.
  • Identify upsell and cross‑sell opportunities across mechanical, electrical, and plumbing systems.
  • Manage sales pipelines, forecasting, and revenue performance aligned with growth targets.
  • Collaborate with service leaders to develop accurate scopes, pricing, and service strategies.
  • Represent the organization in client meetings, site visits, and industry events.
Sales Leadership & Strategy
  • Provide guidance, support, and mentorship to Sales Representatives and account managers.
  • Assist with hiring, onboarding, and development of service‑focused sales talent.
  • Support implementation of sales and marketing strategies across MEP service lines.
  • Analyze market trends, customer feedback, and service performance data to identify growth opportunities.
  • Support budgeting, forecasting, and sales reporting activities.
Light Project & Operational Support (≈10%)
  • Support handoff of sold service work and small service‑driven projects to estimating and operations teams.
  • Ensure alignment between customer expectations, scope, and service execution.
  • Participate in limited project coordination for select service‑related projects as needed.
  • Maintain strong communication between sales, estimating, service, and field teams to support operational efficiency.
Qualifications
  • 5+ years of sales experience within MEP services, facilities services, or building systems industries.
  • Proven success selling preventive maintenance agreements and service‑based solutions.
  • Strong understanding of commercial and institutional MEP systems and facility operations.
  • Solid business acumen with experience managing pipelines, forecasts, and recurring revenue.
  • Excellent communication, relationship‑building, and leadership skills.
  • Bachelor’s degree in Business, Engineering, Construction Management, or related field preferred.
  • Ability to travel regionally to customer sites.
