Assessor - Appraiser I, II or III — The Park County Assessor's Office is currently seeking a qualified candidate for the position of Appraiser I-III (compensation of level depends on qualifications). This position performs professional real estate appraisal work, competently and in a manner that is independent, impartial, and objective. Duties include gathering and analyzing descriptive real property data to determine the classification and value of real property for assessment purposes.
Responsibilities- Perform complex appraisals of land, single and multi-unit residential buildings and improvements to same by inspecting and measuring to determine proper classification and quality.
- Evaluate and adjust assessed values and defend appraisal findings to the general public and hearing boards as necessary
- Analyze sales information of residential property to determine net taxable values as applicable to land and improvements
- Assist with audit reports to State of Colorado
- Establish, maintain and research files to ensure proper posting of properties; perform calculations on land values and structures by utilizing appropriate assessment procedures and information gathered by field and office research
- Assist in the development of Assessor's Office goals, objectives, and priorities
- Prepare written correspondence and reports as required
- Utilize a computer remote terminal in performing assigned duties and responsibilities
- Requires travel in the County to perform field work and/or for training
- Perform related duties as assigned
- Knowledge of real estate principles, procedures and markets
- Knowledge and understanding of computer software, file management, internet, email and other common technologies
- Ability to solve quantitative problems from a variety of mathematical techniques
- Ability to express ideas and facts to individuals or groups in a succinct and organized manner
- Ability to listen to others and facilitate an open exchange of ideas
- Ability to recognize and use correct grammar, punctuation and spelling

Nature Of Contact With OthersFrequent contact with internal staff, taxpayers, and external agencies to provide and obtain information, explain valuation methods, and resolve issues.
Responsibility For Property, Materials, Money, And Confidential InformationThis position requires strict confidentiality of taxpayer and county data. Equipment used includes: personal computer, Excel, Real Ware, copy machine, printer, county vehicle, maps, camera, telephone, and calculator.

Qualifications- Appraiser I - High School diploma or equivalent; one year of appraisal, real estate or construction experience; 2 years direct, professional level real estate or related experience is preferred. Must obtain ad valorem license within 2 years
- Appraiser II - High School diploma or equivalent;
Licensed Residential Appraiser or obtain license within 2 years of appointment; 2 years direct, professional level real estate or related experience - Appraiser III - Certified Residential Appraiser; 3+ years' experience of direct, professional level real estate or related experience
- Must pass a background check
- Valid Colorado driver’s license
