A leading Commercial Real Estate company is seeking a Property Manager to join our team in Charlotte, North Carolina for a six-property portfolio of light industrial (flex/warehouse) of 1 million square feet. The properties are located predominantly in North and South Charlotte.
The Property Manager will oversee and coordinate all property management, tenant relations, maintenance, and construction activities for the portfolio. They will supervise 1 Assistant Property Manager and 1 Building Engineer with direct input to the corporate team for Property Management, Asset Management and Engineering.
ESSENTIAL FUNCTIONS- Negotiate and development Service Agreements to manage and maintain each property.
- Set Property Management and Operational standards for performance, curb appeal for all projects.
- Develop Operating and Capital budgets.
- Contract with vendors regarding property operations. Follow appropriate bid process, review information and analyze and award contract utilizing proper in-house signing authority procedures.
- Contract capital & tenant improvements. Monitor their construction and progress to ensure completion with the appropriate time frame and budget.
- Manage and direct on-site staff.
- Inspect properties on a weekly and monthly basis for maintenance and tenant compliance measures.
- Develop and implement tenant relations program with team that responds to the needs of tenants.
- Supervise the administration of Tenants’ and Landlord’s compliance with terms of Leases.
- Administer Tenant Defaults with the terms of the Lease/company policy and procedures timelines.
- Authorize repairs and mobilize vendors.
- Oversee tenant move-ins and move-outs.
- Develop and maintain an in-depth working knowledge of the property and market.
- Represent the Company in a professional manner in all dealings with tenants, visitors, vendors, customers and brokers.
- Complete all administrative functions for both property management and accounting including accounts receivable/rent collections.
- Work effectively and cohesively with the assigned property accountant(s).
- Strong leadership and people management skills
- Excellent knowledge of accounting and business administration
- Experience in completing and an understanding of budgeting/financial reporting, leasing, marketing, construction management and property management.
- Strong understanding of leasing & marketing processes and strategies.
- Bachelor’s degree and/or a combination of 7+ years of hands-on commercial property management experience
- Construction and tenant-improvement experience
- Strong ability to interpret lease documents, as well as strong analytical skills.
- Strong supervisory skills and experience working with property leasing staff and outside contractors.
- Excellent oral and written communication skills
- Efficient computer skills necessary with knowledge of property management software systems (Yardi experience required).
- RPA (Real Property Administrator) or CPM (Certified Property Manager) designation is helpful.
- Valid driver’s license and reliable vehicle to travel between properties
- On-call for emergencies including after-hours
- 26 days of Paid Time Off via combination of designated Company Holidays and predetermined number of both Vacation and Sick Days.
- Flex schedule. Mon. thru Thurs. in office and Fri. optional remote work.
