Raider Hill is seeking an experienced Director of Leasing to oversee and execute leasing across the firm’s shopping center portfolio while also supporting the firm’s investment and advisory efforts. This position provides exceptional responsibility and professional exposure externally with retailers, capital partners, and brokers as well as internally across the firm’s fully integrated operating platform. The ideal candidate will have three (3) or more years of relevant experience, exhibit professional maturity, exceptional organizational skills, an acute attention to detail, and the ability to independently manage and oversee projects.
The Director of Leasing will be responsible for executing the Company’s leasing strategy, negotiating with tenants, interfacing with key stakeholders (landlords, REA parties, consent parties, etc.), and supporting the team’s investment and advisory initiatives. This position reports to the President & COO and is located in Company’s New York office.
- Maintain active relationships with national, regional, emerging retail tenants, and potential end-user purchasers.
- Serve as the primary point of contact for leasing brokers and the tenant rep community.
- Develop and implement portfolio and asset-specific merchandising plans aligned with ownership’s value creation strategy.
- Source, negotiate, and execute new leases, renewals, expansions, relocations, amendments, REA agreements, and other similar agreements.
- Prepare and present LOIs and deal summaries for internal, partnership, and client approval.
- Collaborate with asset management and construction on the implementation of leasing, development, and redevelopment initiatives.
- Coordinate with counsel to prepare documentation incorporating the terms agreed upon.
- Provide regular reporting on transaction pipelines, leasing activity, deal status, and market activity.
- Support investment activities with leasing assumptions for underwriting and budgeting purposes, leasing due diligence, market analysis, and tenant demand insights.
- Assist in preparation of leasing materials for investor reporting and business plans.
- Attend leasing conventions and other industry events to represent Raider Hill.
- Nature of work requires ability to organize, communicate and exchange information as well as collect, compile, and prepare work documents while operating standard business office equipment.
- Work is performed in a general office environment.
- Work from Home is acceptable on Fridays.
- Domestic travel will be required for property tours, market visits, broker meetings, and industry conferences. International travel may be required.
- 3 or more years of retail real estate experience in leasing, working with local, regional and national tenants (“big box” experience is preferred).
- Bachelor's degree in business, real estate, marketing, finance or a similar field is preferred.
- Proven ability to develop and maintain relationships with clients and retailers across a broad spectrum of categories and price points.
- In-depth knowledge of deal structures and lease terminology including the ability to understand the current and future impact of all negotiated decisions.
- Must be a team player with a strong work ethic and demonstrated ability to work independently and in a team environment.
- Excellent verbal and written communication skills with the demonstrated ability to present effectively one-on-one and in groups.
- Proven ability to manage and communicate effectively with all levels of employees, customers and stakeholders.
- Ability to multitask with strong problem solving, organizational and project management skills.
- Excellent technical skills and demonstrated working proficiency in Microsoft Office, specifically, Outlook, Excel, Word, and PowerPoint.
