Position: SVP of Real Estate Expansion, 2 Hour Learning (Remote) - $400,000/year USD

Overview

This position places you at the center of America's fastest-growing private school network as the deal-closer responsible for its physical expansion. Your work will involve sourcing locations, executing lease negotiations, and directing broker pipelines across multiple cities, property types, and campus configurations ranging from 25 to 1,000 students. This is not a role focused on coordination; you will directly source, evaluate, and finalize locations across diverse asset classes, exercising decision authority without bureaucratic delays.

2 Hour Learning is establishing a national network of educational facilities, and your role is critical to enabling that expansion by building a scalable, repeatable system for site identification and launch. You will accelerate campus openings by securing superior locations and finalizing lease agreements with consistency, urgency, and scalability. The organization requires someone capable of rendering go/no-go decisions on a weekly cadence, finalizing transactions in days rather than weeks, and mobilizing broker networks to generate qualified opportunities.

You will leverage AI capabilities to surpass the performance of conventional real estate operations.

What You Will Be Doing
  • Establish and iteratively refine site feasibility frameworks that address zoning requirements, permitting processes, spatial requirements, demographic profiles, brand alignment, and compliance exposure, then convert these criteria into AI-compatible formats that support automated filtering and prioritization
  • Render authoritative go/no-go determinations on prospective sites each week informed by analysis from individual contributors and broker networks, advancing the deal pipeline with transparent reasoning tied to feasibility standards
  • Take direct ownership of term sheets, letters of intent, and lease document negotiations through execution, optimizing for velocity, risk mitigation, and cost efficiency, while employing AI capabilities to identify clause-level exposure and streamline legal workflows
  • Develop high-quality collateral and conduct routine engagement sessions to energize brokers, property developers, and capital partners. Deploy AI to create customized briefing materials at volume that generate qualified transaction opportunities

SVP Of Real Estate Expansion

Key Responsibilities

Direct the complete campus site sourcing operation, from establishing feasibility parameters and cultivating broker partnerships to personally finalizing leases that dictate the pace and geography of organizational growth.

Basic Requirements
  • 5+ years of experience directing multi-location real estate expansion or site acquisition initiatives
  • Personal record of closing a minimum of 25 commercial real estate transactions, including lease agreements and/or acquisitions, with direct responsibility for deal architecture and completion
  • Proven accountability for transaction results, beyond facilitation or supervisory roles
  • Current, regular application of AI technologies in professional tasks (e.g., GPT platforms, contract clause evaluation, investigative research, pipeline management)
  • Capacity to rapidly evaluate location feasibility utilizing zoning regulations, permit requirements, and compliance frameworks
  • Proficient with AI-driven tools for investigation, content creation, and document assessment
  • U.S.

    -based and available for travel up to 25%
  • Authorized to work in the U.S. without requiring sponsorship
