Work Hours:
Full Time Days (8:00am-5:00pm) for 40 hrs/week (remote work allowed at manager's discretion)

- Remote Position
Leasing (20%):
- Prepare lease proposal letters for tenant acceptance.
- Prepare lease proposals and route for system approval.
- Verify finished lease document matches proposal terms.
- Route leases/amendments for execution and return to tenants.
- Update, maintain rent rolls and insure accuracy.
Construction (20%):
- Meet with tenant and space planner to determine scope of renovation.
- Schedule and attend all design meetings with tenant and space planner.
- Coordinate and oversee pre-bid meeting with general contractors.
- Collect tenant improvement overage from tenant.
- Prepare CERs for construction projects.
- Prepare preliminary project schedules, budgets and cost summaries.
- Responsible for all eBuilder input and documentation.
- Schedule and attend all construction meetings.
- Process all project related invoices.
Corporate Coordination (20%):
- Interface with internal departments requesting space reconfiguration in timely manner.
- Coordinate inter‑department service to ensure all move issues are identified and budgeted.
- Coordinate inter‑department requirements if construction and/or move required following approved policy.
- Ensure all approvals are acquired and documented.
Property Management (15%):
- Ensure each property is appropriately cleaned, maintained and safe.
- Inspect all properties for any deficiencies quarterly.
- Take proactive approaches to resolve any identified concerns.
- Negotiate and administer new and renewing service agreements.
- Ensure proper documentation (Certificates of Insurance, W‑9).
- Monitor and insure competency of work provided by contractor/vendor.
- Maintain floor plans with departmental and/or tenant information.
Financial Responsibilities (15%):
- Budget rental revenue and resolve space absorption issues as they occur.
- Budget TI dollars.
- Prepare capital budget requests.
- Process invoices for assigned properties.
Prepare monthly receivable and variance reports for assigned properties.
Tenant Relations (10%):
- Build positive relationships with physicians, office managers and their staff.
- Ensure tenant experience is a positive experience.
- Meet with office managers on a quarterly basis.
- Plan tenant appreciation activities throughout the year.
Education: Bachelor’s Degree Business Administration preferred. 4 Years related experience in lieu of degree.
Experience: 5 Years Property Manager experience. 2 Years Leasing and construction.
Licenses and
Certifications:
Driver’s License upon hire.
