Job Title: Leasing Manager
Location:Innovation Ridgeat Appalachian State University
Reports to: Director of Faculty and Staff Housing
Salary: $46,000.00-$53,000.00 per year and a competitive benefits package
FLSA Status: Non-Exempt

Summary

The Leasing Manager is responsible for overseeing all aspects of the leasing process for this faculty/staff community. This position ensures that occupancy goals are met, resident satisfaction is maintained, and leasing operations run efficiently. The Leasing Manager develops marketing strategies and implements leasing policies to maximize property revenue while maintaining a positive tenant experience.

Essential Duties and Responsibilities
  • Continuous quality improvement and direction of the leasing process and pipeline checkpoints.
  • Creation and implementation of new and creative strategies and campaigns to increase leased occupancy.
  • Shepherding potential residents through the leasing pipeline from interested lead to leased resident, ensuring compliance with company policies and legal requirements.
  • Conduct property tours, respond to inquiries, and negotiate lease terms with prospective tenants.
  • Coordination and execution of marketing items within established marketing strategy and plan.
  • Oversight of resident retention activities and soft internal marketing to current residents to maximize renewal process and attractiveness.
  • Monitor occupancy rates and develop action plans to minimize vacancies.
  • Maintain accurate leasing records, reports, and documentation in compliance with policies and procedures.
  • Manage resident engagement, including addressing complaints, resolving disputes, and enforcing lease agreements.
  • Collaborate with the Director, maintenance, and other team teams for community operations.
  • Prepare and present weekly leasing reports to Director, home office staff and ownership.
  • Other duties as assigned.

Education/Experience/

Skills Required:


To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

  • High school diploma or general education degree (GED).
  • 3-5 years’ experience with property management leasing operations.
  • Experience with social media marketing, website management and tours
  • Experience and knowledge of Microsoft Word, Excel and Outlook
  • Experience and knowledge of property management software (Entrata).
  • Ability to operate basic office equipment including a photocopier, fax, and telephone. Basic typing and filing skills.
  • Strong leadership and communication skills
  • Knowledge of fair housing regulations
  • Ability to analyze occupancy data and develop strategic plans.
  • Ability to move and lift up to 35 pounds.
