Job Summary

These professionals directly impact our residents with their hard work and exceptional customer service, creating not only a great place to work but also communities where our residents are proud to call home. They oversee day‑to‑day operations of their assigned properties, market and lease apartments, drive cost effectiveness, manage property budgets, address resident concerns, manage staff, and adhere to compliance regulations for affordable housing.

Essential Duties & Responsibilities
  • Diligently ensure all Fair Housing and affordable housing regulations are adhered to.
  • Collect and deposit rent within 24 hours of collection, notifying residents of delinquent rent.
  • Provide outstanding service to residents, resolving inquiries, work orders, and requests in a timely manner.
  • Maintain and build the applicant waiting list.
  • Ensure the property stays on budget through cost‑effective practices.
  • Conduct initial lease process with certification and annual re‑certification for affordable housing, state agency, and government agency programs.
  • Pass INSPIRE, State, and Government Agency inspections while maintaining company standards.
  • Ensure vacant apartments are ready for lease quickly and market those units diligently until occupied.
  • Process applications for move‑in/transfer and forward to Compliance for approval.
  • Supervise property staff reporting directly to the property manager, including maintenance and housekeeping staff; inspect unit turns, preventive maintenance, work order completion, and quarterly housekeeping inspections.
  • Inspect and supervise the work of outside vendors.
  • Organize community activities regularly according to the requirements of the property’s management agreement and lease.
  • Be available on call for after‑hours emergencies and other business needs.
  • Travel to and participate in regional and home office training and/or conferences as required.
  • Lead marketing and leasing strategy to maintain occupancy targets.
  • Conduct unit inspections and daily walks to ensure safety, compliance, and curb appeal standards are met.
Required Qualifications
  • Education: High school diploma or equivalent.
  • Experience:
    • 2+ years of affordable housing experience with LIHTC or Section 8.
    • Solid understanding of Fair Housing.
    • Skilled in income qualification, tenant file accuracy, and regulatory compliance.
  • Skills &

    Competencies:

    • Strong customer service skills.
    • Strong competency in Microsoft Office Suite and familiarity with learning new software.
Preferred Qualifications
  • Education: Fair Housing Training.
  • Experience: Real Page One Site experience is preferred.
Physical &

Work Environment Requirements
  • Property must be walked on a daily basis to ensure all safety standards and company policies are being adhered to.
