Real Estate Manager (Hybrid: Onsite and Remote Work)
US Foods is looking for a Real Estate Manager to report to the Senior Director, Real Estate. The candidate will work independently and as part of a team in a corporate real estate management environment, handling lease negotiations, property management, portfolio analysis, lease administration, and internal reporting across a designated geographic territory.
Responsibilities- Collaborate with Legal to draft lease documentation (including sublease and license agreements) and exercise renewal options.
- Analyze business use of rental properties to identify surplus capacity and recommend lease terminations to reduce costs and risk.
- Review and proofread contracts, maintaining accurate records in the web-based Lease database, tracking critical dates.
- Prepare and interpret real‑estate reports and dashboards requested by the organization.
- Support due‑diligence for property purchases or sales, tracking deliverables and closing dates.
- Manage surplus properties, including tenant leases, rent collection, maintenance issues, expense reconciliation, budgeting, and audit services.
- Reconcile operating expenses and real‑estate taxes billed annually by landlords.
- Maintain relationships with landlords and mediate compliance issues.
- Assist Senior Director on supply‑chain network initiatives such as market reviews, site selection, expansion evaluation, and property dispositions.
- Perform other duties as assigned.
- Bachelor’s degree in real estate, business, finance, accounting, or equivalent experience.
- 5–7 years of corporate real‑estate experience, including real‑estate closings, transaction management, property management, database management, document preparation, and lease negotiation.
- Strong analytical and writing skills, proficiency in Microsoft Office Suite, and ability to adapt quickly to changing priorities.
This role offers a base salary of $75,000‑$125,000 plus an annual incentive plan bonus. Benefits include health insurance, pre‑tax spending accounts, retirement plans, paid time off, disability coverage, employee stock purchase plans, life insurance, and EEO compliance.
