The Regional Director of Sales (RDOS) leads the sales strategy and revenue growth efforts across a multi‑state portfolio of extended stay hotels, including new hotel openings and transitioning properties. This high‑impact role is responsible for generating top‑line revenue, identifying new business opportunities, and supporting on‑property sales execution in collaboration with hotel General Managers, Area Managers, and Division Vice President. This role requires a field‑based, hands‑on approach and a high degree of flexibility, including frequent and sometimes unanticipated travel to hotel locations particularly in response to underperformance or urgent occupancy concerns.
- Develop and execute comprehensive regional sales strategies aligned with portfolio goals, focusing on occupancy, ADR, and market share growth.
- Manage the end‑to‑end RFP process, including coordination with internal stakeholders, timely submission of responses, and ensuring proposals align with client needs and company capabilities.
- Serve as the lead sales resource for the assigned region, providing field‑based and remote coaching, mentoring, and sales support to General Managers, Area Managers, and the RVP.
- Analyze market trends, demand drivers, competitor positioning, and business mix to identify opportunities for growth and adjust strategy accordingly.
- Prospect, pitch, and close high‑value business by conducting in‑market visits, cold calling, lead follow‑up, networking, and community engagement. Once client relationships are established and stabilized, accounts are transitioned to the Operations team for ongoing management and retention.
- Lead and assist with sales blitzes, site visits, and targeted campaigns for high‑priority or at‑risk properties, as well as support for new hotel openings and transitioning hotels.
- Serve as the point of escalation for sales lead generation efforts from Sales Lead Tracker (SLT) entries, Lot Drives, and other qualified sources; partner with hotel teams to convert leads into bookings.
- Create and maintain monthly action plans and performance reports outlining targets, activities, and results; report to the Regional Vice President.
- Ensure consistent execution of sales fundamentals, including guest interaction and local account penetration.
- Build relationships with corporate clients, relocation agencies, construction companies, universities, hospitals, and other long‑stay customer segments.
- Maintain a consistent physical presence in the region with availability for unanticipated travel to address urgent revenue or market performance concerns.
- Foster a culture of sales accountability and recognition by celebrating wins and reinforcing performance expectations with hotel teams.
- Maintain strict adherence to multi‑state business practices, law, and company policy.

- Achieve regional sales and revenue goals through proactive prospecting and property‑level support.
