The Project Manager – Infrastructure will report to the Director of Capital Projects and is responsible for leading the Comfort Inn maintenance program and for the project management of small, mid‑to‑large‑scale projects related to the ongoing operations of the hotel facilities, including building envelope, mechanical systems, elevator modernizations, landscape & parking areas. This is a mid‑level management position and the successful candidate will organize and manage the project management for the infrastructure projects for many of the hotels within the Inn Vest portfolio.

The project manager will act as the direct contact for interior designers, architects, engineers, general contractors, procurement and hotel staff. The project manager is expected to have strong problem‑solving skills and possess broad experience in building infrastructure. A background in hotel buildings is a strong asset.

The Project Manager will assist the Asset Management and Hotel Management in developing the project brief and budget during the creation/initial stage of the project and, upon budget approval, will manage, or assist the hotel operations team in managing, the infrastructure project through to completion and occupancy.

The Project Manager – Infrastructure is expected to be travelling approximately 50% of their time and may be based at one of the hotels or work from home.

ACTIVITIES
  • Manage the Maintenance Program across all of the Comfort Inns in the Inn Vest portfolio which includes annual site inspections and reporting to hotel and team leaders
  • As the Capital teams representative coordinate with the Asset Management and Hotel Operations Teams to develop the necessary essential and critical projects
  • Assess emergency project requirements where unexpected conditions are required
  • Provide support materials for capital budget approvals and project‑specific approvals.
  • Identify resources required to execute capital plan and manage cashflow
  • Identify scope of work and work with hotel GM’s get quotes from qualified trades based on the scale of the project.
  • Prepare and issue Requests for Proposal ("RFP") or obtain quotations based on scale of project and provide analysis and recommendation of submissions received.
  • Generate AFE’s for submission for project approval, including presentations to Inn Vest executive if required.
  • Lead regular project coordination meeting during all stages of the project (i.e. Elevator projects)
  • Coordinate activities of consultants and contractors
  • Provide weekly reporting to Director, Capital Projects
  • Attend the construction site at intervals appropriate to the scope of work and schedule
  • Coordinate and facilitate change order and billing processes
  • Provide cost tracking and schedule tracking reporting, approved versus actual
  • Conduct and coordinate ongoing field reviews and deficiency lists
  • Assist in the preparation of 3‑year Capital Plans
  • Ensure Inn Vest’s internal controls are followed throughout the project schedule
COMPETENCIES WE ARE SEEKING
  • Post‑secondary degree in Business, Hospitality or Architecture.
  • Knowledge, Experience and Skills Requirements:
  • Entry level training completed (CAPM), and/or working toward Project Management (PMP) designation
  • 5 years’ experience in the construction or hospitality industry in project roles
