Remote Maintenance Foreman, Nome School District; Wage DOE + FEHB - Nome, AK

Job Description

The Maintenance Foreman is a working, journeyman level, position which will provide daily direction and hands on supervision to the in‑house maintenance staff and outside contractors.

This is a 3‑week on & 3‑week off rotational position with housing provided. The point of hire origin is Anchorage, AK. Schedule is regular day shift hours, Monday‑Friday, and responsible for responding to emergency maintenance calls/requests.

• Directs, schedules, trains, and supervises the maintenance technician staff daily.
• Dispatches maintenance technicians daily.
• Makes sure the responsibilities, authorities, and accountability of all assigned employees are defined and understood.
• Consistently demonstrates professional skills in structuring assigned activities, teamwork, utilizing all forms of communications, implementing operational efficiencies, solving business problems, and making decisions.
• Follows through on disciplinary measures with maintenance staff.
• Inputs hours into the timekeeping system for the maintenance staff, reviews credit card transactions and approves invoices as necessary.

• Coordinates both the routine and emergency repair and maintenance of school district properties.
• Manages the routine operating expenses of the maintenance staff.
• Plans, develops, implements, and revises organizational procedures, policies, operations, and goals.
• Supports, ensures, and reviews an active and comprehensive unit safety program.
• Continuously seeks to improve the quality of assigned activities.
• Is accountable for the delivery of high quality and cost‑effective services as well as ensuring all activities and operations comply with applicable internal and external regulations, laws, and sound business practices.
• Supervises and trains technicians to provide high quality work accomplishment and outstanding customer service.
• Other duties that are pertinent to the department or unit’s success also may be assigned.

• Manages a comprehensive predictive/preventive maintenance program.
• Undertakes emergency response maintenance.
• Manages stocks and stores of materials.
• Manages maintenance crew safety.
• Ensure compliance with computerized safety training.
• Administers with the facility manager the computerized maintenance management system.

• Ensures the effective management and integration of contract services to include electrical, general building maintenance, mechanical, HVAC, building automation, plumbing etc.
• Oversees and reviews with facility manager all subcontractor insurance certificates.

• Acts as the alternate Facilities Manager when required by absence or illness.
• May be required to supervise other ancillary staff at certain times.
• Will represent the highest integrity and ethics in business transactions upholding company policies and procedures.
• Other duties that are pertinent to the department or unit’s success also may be assigned.

• Minimum three (3) years of documented work experience at a journeyman level in a recognized building trade.
• Previous experience with the supervision of building maintenance personnel.
• Experience in the management of HVAC systems, building automation and direct digital controls systems to include the maintenance and operation of boilers, heat exchangers, heat pumps and refrigeration systems is preferred.
• Minimum (1) years’ experience with the operation of a computerized maintenance management system is highly desirable.
• Must have intermediate skill level in operating a variety of general computer software programs and personal computers.
• Excellent verbal, written communications, financial and leadership skills. The ability to interact effectively with senior executive management for clients, customers and the company organization. Strong organizational skills and a participatory management style desired.
• Requires a valid Driver’s License and an acceptable driving record for the past three (3) years to be eligible under NMS’ vehicle insurance policy.
• Must be fluent in speaking, reading, and writing English.

Description:

Indoor/Outdoor – occasional exposure to harsh weather conditions; requires work to be done both inside and outside.

Noise level:
The noise level in the work environment is usually moderate.

Physical requirements:

Employee is required to occasionally lift and/or move up to 50 lbs. Frequently required to sit, stand, walk, use hands/fingers to handle or feel, climb, stoop, kneel, crouch or crawl, talk/hear, see, taste/smell, and carry weight/lift.
