Rate: £450 per day (Outside IR35)

An experienced Building Safety Manager is required on an initial 3-month contract to lead the management of high-risk residential buildings and ensure full compliance with the Building Safety Act and associated legislation. This role plays a critical part in safeguarding residents, maintaining regulatory compliance, and acting as the central point of contact for all building safety matters across a portfolio of higher-risk buildings.
Key Responsibilities- Act as the accountable lead for building safety across all buildings over 11 metres in height, including higher-risk buildings over 18 metres.
- Maintain, manage, and update safety cases, ensuring risks are identified, mitigated, and reviewed throughout the building lifecycle.
- Ensure Building Registration Certificate conditions are met and maintained, including oversight of remediation works.
- Maintain accurate and up-to-date building and resident information, supporting the Golden Thread of information.

Undertake regular inspections of high-risk buildings, producing reports and tracking remedial actions to completion. - Oversee contractors and works on site, ensuring statutory duties and safe working practices are adhered to at all times.
- Ensure suitable and sufficient risk assessments are completed, including fire risk assessments and door surveys, and that actions are delivered within recommended timescales.
- Monitor compliance with fire safety strategies, compartmentation, and life-safety systems such as dry risers, AOVs, and smoke detection systems.
- Establish and manage emergency procedures and mandatory occurrence reporting, liaising with the Building Safety Regulator as required.
- Lead resident engagement on building safety matters, including regular meetings and clear escalation routes for concerns.
- Produce regular safety and compliance reports for senior stakeholders. Essential Experience & Knowledge
- Proven experience managing building safety within higher-risk residential buildings.
- Strong working knowledge of the Building Safety Act, fire safety legislation, and associated statutory guidance.
- Experience developing, maintaining, and managing safety cases and building information systems.
- Ability to coordinate contractors, consultants, and internal stakeholders to deliver safe and compliant outcomes.
- Strong communication skills, with the ability to engage effectively with residents, regulators, and professionals.
- Demonstrable commitment to ethical practice, continuous professional development, and maintaining professional competence.
- Minimum of three years' experience in a similar building safety or compliance role.
- NEBOSH Fire Safety (or equivalent).
- Relevant building-related qualification or equivalent professional experience.
- Evidence of ongoing CPD.
- Membership of a relevant professional body (desirable).
This role offers hybrid working, with a mix of site/office presence and home working. Occasional evening or weekend attendance may be required to support resident engagement or respond to safety-critical issues.
