Overview

Field Project Manager - Remote job hington DC. Inn Space is a company that helps hotel owners perform renovations and conversions, with services including preconstruction, PIP navigation, interior design, FF&E procurement, project logistics, onsite schedule management, installation, and general construction. The role involves leading the field construction phase of a hotel renovation, coordinating with the Superintendent, preconstruction, design, procurement, and subcontractors, and reporting to the principal of construction and Senior Construction Manager.

The position is onsite with the hotel during renovations (a private hotel room is provided). The role aims to deliver projects on time and on budget with opportunities for growth into senior construction management over time.

Work Hours:

8am – 5pm. Work Days:
Monday – Friday, with possible weekend work as needed. Upcoming project locations include Washington, Oregon, Alaska, Idaho, Montana, Missouri.

Responsibilities
  • Project manage one or multiple projects concurrently. Projects may be in different stages of the project life cycle and vary in size/scale.
  • Provide bi-weekly written reports for internal and external review.
  • Manage client relationships onsite with the hotel manager. Hotels are often 50-70% operational during construction.
  • Forecast and recruit resources needed to meet goals.
  • Manage labor and material resources to avoid delays and cost overruns.
  • Assist in tracking project costs to meet budget.
  • Assist in developing and managing detailed Project Schedules and Guestroom Displacement Schedules.
  • Develop and manage Site Safety Plans, Logistics Plans, and Phasing Plans.
  • Lead Weekly OAC meetings and internal project meetings.
  • Create, track, and follow up on Meeting Minutes/Action Items.
  • Manage contracts and relationships with subcontractors and vendors by ensuring scope alignment, risk mitigation, and legal compliance.
  • Review subcontractor and vendor invoices and verify progress completions.
  • Measure project performance to identify areas for schedule and cost improvements.
  • Create long and short-term plans, including setting targets for milestones and deadlines.
  • Make effective decisions when presented with multiple options for project progression.
  • Brainstorm, improvise, and problem solve when challenged; strategize internally before presenting to external stakeholders.
  • Proactively follow up on procurement ship dates.
  • Oversee and track FF&E Expediting Reports.
  • Serve as a point of contact for internal design, procurement, and construction teams.
  • Communicate with Inn Space Management to align with project goals.
  • Consult with Inn Space Client Relations/Preconstruction on Change Orders before presenting to Owner.
  • Implement construction safety practices in accordance with OSHA.
  • Perform quality control on the project throughout development to meet standards and applicable local AHJ requirements.
  • Perform punch walks, create punch lists, and manage punch completion.
  • Utilize industry and building code best practices during project execution.
  • Create and submit Project Billings; contribute to and implement Inn Space Construction Excellence plan.

  • Maximize onsite efficiencies and minimize Owner guestroom displacement.

  • Develop subcontractor relationships and improve cost control.
  • Continuously improve systems and processes.
  • Familiarity with Smartsheet, Pro Core, SharePoint, Docu Sign, Bluebeam, Divvy, Rippling.
Research & Development
  • Pursue individual professional/skill development (Smartsheet training, Bluebeam training, etc.).
  • Pursue subcontractor relationships to improve cost control.
  • Continuously improve systems and processes.
