We support initiatives like Breaking Barriers and are committed to team growth and well-being. We have a current opening for a Sr. Project Manager in Monterey, CA. This position will work from jobsites throughout the Monterey, Santa Cruz, and Salinas area.

The Sr. Project Manager will support projects for the Building Group, including Multifamily and Commercial sectors.

Responsibilities
  • Build and maintain relationships with General Contractors, Project Owners, Subcontractors, and vendors to promote project success.
  • Serve as the point person from preconstruction through project closeout; delegate tasks to the team and ensure understanding of the project.
  • Coordinate between Field Operations and Preconstruction (preplanning, prefabrication) and implement the project plan.
  • Review construction documents for inconsistencies and develop RFIs.
  • Perform detailed estimates of revised construction documents and provide clarifications with clear inclusions/exclusions.
  • Review and interpret specifications; coordinate discrepancies with contract documents and cost items outside the design basis on design-build or design-assisted projects.
  • Create subcontracts aligned with buyout from estimate; define terms, conditions, scope inclusions and exclusions to set project expectations.
  • Partner with Contracts to review contract language and ensure milestones in the base bid schedule are achievable.
  • Identify long-lead items early and track procurement to support schedule milestones.
  • Set up project budget with Estimating input to manage costs across labor, material, subcontractors, equipment, and overhead.
  • Understand differences between lump-sum and unit-price contracts.
  • Verify budget accuracy in Spectrum after uploads.
  • Determine labor tracking strategy and set up labor codes; gather hours from Superintendents and Foremen for project planning.
  • Monitor procurement and construction schedule and escalate impacts, coordinating with the customer and maintaining documentation.
  • Collect field feedback to present accurate information for CTCs; project projections and monthly cost estimates; stay engaged with labor tracking and look-ahead schedules.
  • Oversee timely submittals, RFIs, delay notices, potential claims, and extended overheads.
  • Maximize cash flow by balancing project cost with timing of income; coordinate buyouts with Estimating and project teams; monitor labor and material trends; prepare budgets and Schedule of Values; manage billings and change orders.
  • Support subcontractors with billings, change orders, and negotiations; coach engineers for successful outcomes.

Requirements

Education & Experience: Bachelor’s degree in a relevant field with at least 8 years of related experience, or an equivalent combination of technical training and related experience. Proven history of leading and developing a project management team.

Required Skills & Abilities: Understand the entire construction process from design to close-out (bid analysis, budgeting, writing scopes of work, document interpretation, design-build and negotiated projects); ability to read and interpret plans and specs; excellent leadership, communication, and organizational skills; ability to prioritize and delegate; proficient with Microsoft Office, Bluebeam, Accubid, Plan Grid, Pro Core; strong written and verbal communication; ability to build and maintain relationships with customers, vendors, and subcontractors;

able to work in team or independently; ability to move between office and jobsites; valid driver’s license.
