Estimator II

Summary

As a member of the preconstruction team, this role develops estimates at all project phases, including conceptual, parametric, schematic, design development, and construction documents. Duties also include active participation in hard bid efforts—soliciting and evaluating subcontractor proposals, analyzing scopes of work, and completing bid forms. The position requires familiarity with various project delivery methods, including Construction Manager Multi‑Prime, Lease‑Leaseback, Design‑Build, and Hard Bid.

Estimating

• Performs precise and timely quantity takeoffs and estimates according to company standards, with a thorough understanding of CSI/Master Format division systems across all project stages.
• Reviews plans and specifications for completeness, clearly conveying inaccuracies to the design team.
• Engages in clear, concise, and professional communication with team members, clients, and stakeholders.
• Works both independently and as part of an estimating team.
• Schedules and facilitates project pre‑estimate meetings.
• Serves as subject‑matter expert during estimate reconciliations with third‑party estimators, design teams, and owners.
• Considers plan deficiencies, scope gaps and identifies appropriate solutions.
• Has a solid understanding of building design, site improvements, building systems, and construction materials.
• Utilizes bid solicitation software and participates in call campaigns to trade partners, subcontractors, and suppliers.
• Manages time effectively for takeoff workload.
• Proficient in all computer software used in preconstruction, especially estimating software such as Beck Destini Estimator, Bluebeam, Excel, and Building Connected Solicitation Software.
• Continuously seeks to improve individual capabilities, performance, and expand knowledge of construction technologies and techniques.
• Reports to the Chief Estimator.

• Builds effective relationships with clients, design teams, subcontractors, suppliers, and user groups that reflect and support company core values and exceed client expectations.
• Actively participates in industry, client, and community relations to enhance company image.

• Position is based in the office with occasional remote work approved by management.
• Optional assignment to Santa Ana, CA or Folsom, CA offices may require occasional travel to the San Diego main office.
• Periodic meetings/travel outside the office may occur.

• Minimum 2 years of estimating experience required; alternatively, a B.S. in Construction Management, Engineering, or related field combined with 2 years of estimating experience.
• Knowledgeable in Master Format 02‑41.
• Strong computer skills, including estimating software, word processing, spreadsheets, Teams, and email.
• Good organizational, verbal, and written communication skills.
• Rapidly develops new skills and knowledge.
• Resourceful and diligent in solving problems and adapting to new situations.
• Act with integrity, supporting company values and maintaining focus on client requirements and expectations.
• Works well in an office setting, understands office decorum, and abides by the company dress code.
• Demonstrates proficiency using a PC and company communication tools such as email, the internet, and Microsoft Office (Word, Excel, Outlook).

The annual base compensation range for Estimator II is $90,000.00 - $ a year.
