Assistant Community ManagerThe Assistant Community Manager reports to the Community Manager and is responsible for overseeing day‑to‑day operations and financial functions of a housing community. The role includes delinquency and rent collection, financial management, personnel oversight, leasing, maintenance wenforcement, and risk management.
Essential Duties & Responsibilities- Post all income and payments received from applicants, residents, and non‑current residents.
- Process and reconcile daily account receivables.
- Monitor bad debt, prepare late notices, contact residents and guarantors, and file evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Perform end‑of‑month closing procedures and reporting.
- Maintain accurate records; audit resident files.
- Walk units and issue move‑out charges, statements, and security deposit refunds.
- Ensure onsite attendance and supervise daily staff activities.
- Screen, hire 시간, train, coach, and develop onsite staff.
- Provide ongoing training and counseling, ensuring compliance with training benchmarks.
- Promote staff harmony and performance; provide leadership support.
- Ensure staff comply with company policies and procedures.
- Implement leasing techniques to achieve closures, follow‑up, documentation, and accurate reporting. Implement marketing strategies per annual marketing plan. Handle resident complaints, concerns, and requests to ensure satisfaction. Develop resident retention programs (functions, promotions, newsletters). Show, lease, and move in prospective residents. Provide excellent customer service and monitor maintenance response times. Maintain property appearance and ensure timely completion of repairs. Supervise business functions related to operations.
Plan and use property resources, equipment, and supplies economically.
- High School Diploma or Equivalent;
Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience. - Basic computer skills and ability to use onsite software.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Stand or sit for prolonged periods; perform repetitive motions of wrists, hands, and fingers.
- Move about to accomplish tasks; use ladders, stairs, scaffolding, and other equipment.
- Operate machinery, power tools, and motor vehicles as required.
- Work overtime, weekends, night hours, and in various environments.
: $20 per hour to $20 per hour
