Monarch Investment is actively hiring an Experienced Apartment Maintenance Supervisor in Omaha, Nebraska. Pay: $28-30 per hour plus up to $1,000 a quarter performance bonus and $100 a week on‑call bonus.

Schedule:

Monday to Friday, 8–5 PM. Some shared on‑call required—1 week every 3rd week (on‑call at only 1 property).

• Ensure all work orders are completed in a timely manner based on priority
• Make ready / turn units between tenants
• Painting and staining both interior and exterior applications
• Work hand in hand with the Property Manager on a monthly budget review
• Manage and adapt a preventative maintenance program
• Exterior structural maintenance as needed
• Manage and cover a 24/7 emergency cell phone line
• Snow removal (when applicable)
• Pool maintenance (when applicable)
• Assist in capital projects including but not limited to rehab and/or major repairs
• Assist in managing third‑party vendors, including gathering three bids for projects

• 2+ years’ experience in maintenance, including 2+ years in multi‑family housing
• HVAC or EPA certification strongly preferred or 2+ years experience in HVAC repair
• CPO certification preferred
• Experience managing/supervising 2+ employees
• Drywalling, including painting and carpentry
• Working knowledge of plumbing, including sweating copper pipe
• Working knowledge of electrical, including outlets, switches and light fixtures
• Working knowledge to repair and/or diagnose appliances such as refrigerators, stoves, dishwashers, and garbage disposal
• Water heater knowledge both electric and gas
• A physical demonstration of your ability to complete the basic job duties will be required during the interview process.
