Position Summary
Monarch Investment is actively hiring an Experienced Apartment Maintenance Supervisor in Omaha, Nebraska. As the number 8 multifamily owner/management company in the US, we own and manage over 70,000 apartments in 25 states. Pay and SchedulePay: $28-30 per hour plus up to $1,000 a quarter performance bonus and $100 a week on‑call bonus.
Schedule:
Monday to Friday, 8–5 PM. Some shared on‑call required—1 week every 3rd week (on‑call at only 1 property).

- Ensure all work orders are completed in a timely manner based on priority
- Make ready / turn units between tenants
- Painting and staining both interior and exterior applications
- Work hand in hand with the Property Manager on a monthly budget review
- Manage and adapt a preventative maintenance program
- Exterior structural maintenance as needed
- Manage and cover a 24/7 emergency cell phone line
- Snow removal (when applicable)
- Pool maintenance (when applicable)
- Assist in capital projects including but not limited to rehab and/or major repairs
- Assist in managing third‑party vendors, including gathering three bids for projects
- 2+ years’ experience in maintenance, including 2+ years in multi‑family housing
- HVAC or EPA certification strongly preferred or 2+ years experience in HVAC repair
- CPO certification preferred
- Experience managing/supervising 2+ employees
- Drywalling, including painting and carpentry
- Working knowledge of plumbing, including sweating copper pipe
- Working knowledge of electrical, including outlets, switches and light fixtures
- Working knowledge to repair and/or diagnose appliances such as refrigerators, stoves, dishwashers, and garbage disposal
- Water heater knowledge both electric and gas
- A physical demonstration of your ability to complete the basic job duties will be required during the interview process.
