We are seeking an experienced Commercial Construction Project Manager to oversee and manage the entire lifecycle of commercial construction projects, collaborating closely with the development team on the front end following through turnover to our property management team. This position requires a proactive and passionate individual with an owner’s mindset, dedicated to delivering projects that meet or exceed expectations, on schedule, and within budget.
You will work closely with internal stakeholders, external consultants, trade partners, and vendors to ensure smooth project delivery.
Essential Duties and Responsibilities
- Assists with overall direction and leadership of project management strategies for Hubbell Construction Services including policies, procedures, training and relationship management with trades and clients.
- Thoroughly understands all contractual obligations.
- Establishes a final project budget.
- Obtains all necessary licenses and permits.
- Coordinates the completion of plans and specifications for construction purposes.
- Reviews all contract documents for conflicts.
- Facilitates the coordination of public utilities.
- Develops overall project schedule with executive staff and project team with input from all subcontractors and project superintendent.
- Resolves all budget variances and prepares budget revisions to reflect actual projections.
- Develops and prepares final scope requirements by vendor/trade in conjunction with project team.
- Issues all subcontracts and purchase orders.
- Monitors project controls including changes, submittals, and contract documents. Maintain project documentation, progress reports, and ensure all records are accurate and up to date.
- Manages and administers the construction phase of the project including: (a) managing entire project team to ensure compliance with contract requirements and Hubbell Realty policies, (b) reviewing and approving subcontractor payment requests, (c) primary responsibility for overall project quality control, (d) developing and maintaining relationships with clients, design professionals, subcontractors, suppliers, and stakeholders, (e) managing change orders and claims, (f) interfacing with subcontractors and suppliers, (g) controlling project progress and reporting, (h) managing costs and implementing cost control procedures.
- Manages all project close-out activities including: ensuring completion of corrective action and punch items, preparing close-out documents, obtaining occupancy permits, and coordinating warranty work as required.
5. Resolves unfavorable variances from established budgets or schedules.
7. Works with property management team to facilitate and enact property maintenance projects as required.
8. Supervises project superintendent and any other field staff assigned to project.
9. Supervises assistant project manager, project manager, project coordinator, and any other office staff assigned to assist.
10. Assists with business development strategies to pursue third party opportunities.
Requirements- Bachelor’s degree in construction engineering or related discipline preferred
- Bachelor's degree in construction management, civil engineering, or a related field (preferred).
- 5+ years of experience in construction project management.
- Strong knowledge of construction methods, materials, and industry best practices.
- Proficiency in project management software (Procore, MS Project, AutoCAD, etc.).
- Excellent problem-solving, leadership, and negotiation skills.
- Strong understanding of budgeting, cost estimation, and scheduling.
- OSHA certification (preferred).
- Strong track record with a general contractor, preferably on projects $15MM and larger.
- Ability to work effectively in an office environment with a working knowledge of Microsoft Office software programs. Timberline, Bluebeam and Procore knowledge not required, but beneficial.
