SummaryThe main responsibilities of the Groundskeeper involve the maintenance of the property to improve and maintain its attractive exterior. The Groundskeeper will also help the rest of the staff, as indicated, in its efforts to manage the property efficiently. We are looking for a candidate with a positive attitude toward change, a great ability to adapt in a fast‑paced environment, and an energetic self‑starter who can function effectively with minimal supervision.
This is an hourly position with benefits and paid time‑off.
Carry out all business activities in accordance with company policies, State and federal laws, including OSHA, ADA, fair housing, etc.
Preventive Maintenance / Security- Check and replace exterior lighting on a regular basis.
- Perform pool maintenance and cleaning if certified.
- Maintain appropriate safety precautions at all times.
- Observe the condition of the property's apartments and immediately warn and take action to correct unsafe conditions.
- Keep track of service dates for utilities, meter readings, and equipment expiration.
- Ensure storage areas remain closed when not in use.
- Physically walk the property frequently and eliminate waste, debris, cigarette butts, and domestic animal feces.
- Maintain cleanliness in office administration, pool area, laundry room, mailroom, display areas, stairs, roofs, trash bins, recreation areas, and surrounding roadways.
- Collect garbage from vacated apartments, remove furniture and abandoned boxes, and transfer items to the appropriate container or storage area.
- Pick up and sweep trash left out of the dumpster; keep container doors closed, and operate compactor on windy days.
- Detail the property regularly: clean and rake shrubs, shovel mud, and maintain sidewalks and walking areas.
- Repair and replace windows, lamps, sliding glass doors, and perform routine maintenance as requested by the Director or Technical Maintenance Manager.
- Perform physical tasks such as knocking down fences, digging holes for posts, transporting abandoned furniture, and other tasks as directed.
- Assist with “setting” duties and preparation; help with cleaning and maintaining storage and shop areas; perform paint work as needed.
- Respond to service and routine requests from the head or Technical Maintenance Manager; follow procedures when service requests are carried out.
- Change locks, reschedule, and produce keys as needed.
- Distribute communications to residents, such as upcoming events, pest control listings, and newsletters.
- Keep the work area clean and perform security‑related tasks.
- Help maintain grounds free of litter; rake, sweep or shovel as circumstances require.
- Carry out other complementary functions assigned by the head or Technical Maintenance Manager.
You must meet all physical requirements and be able to follow instructions.
Working Hours40 hours per week. The weekly schedule can change as needed, and weekends may be required.
