Position Summary As a HVAC Technician, you are responsible for all HVAC system oversight and operation within the region. A HVAC Technician will exhibit a high-level HVAC experience and knowledge to perform diagnostics and repairs on equipment, prioritizing safety, compliance, and preventative maintenance. A successful HVAC Technician is able to manage their time effectively, is detail oriented, a trustworthy team player, and takes pride in their work.

In addition, this position needs to be accountable and attentive to provide excellent customer service skills when interacting with residents, associates and vendors. This associate must also be willing and able to travel within their specified region at any time.

Primary Responsibilities
  • Perform diagnostics and repairs on HVAC systems
  • Review historical records to develop proactive inspection and testing for preventative maintenance at each asset
  • Perform inspections and log accurate maintenance and repair records to prolong life/efficiency of existing units
  • Maintain accurate documentation of all replacements, purchases, including product warranty information and Community Refrigerant logs
  • Rebuild or replace existing HVAC units only at the direction and approval of Regional Leadership
  • Ability and knowledge to pull permits when required
  • Ensure the entire region is HVAC and EPA Compliant on the State and Federal level laws
  • Assist communities with Boiler issues
  • Assist with routine maintenance of boiler systems and centralized air conditioning units
  • Reads and understand schematics, blueprints and other construction drawings/symbols
  • Maintain a clean and safe work area in compliance with company and regulatory standards
  • Manage vendor relationships for best pricing, quality and service
  • Lead region and share ideas with region on cost reduction and expense control. Reorder inventory supplies as necessary within the region/property’s budget parameters (with approval)
  • Mentor and teach HVAC knowledge & experience with all Weidner associates
  • Must utilize personal cell phone and specified apps as part of your routing
  • Must use personal vehicle to respond to service requests and pick up supplies as needed
  • Willing and able to help any maintenance or service team as needed
  • Must respond and take part in emergency on-call for region HVAC systems/units
  • Accompany vendors to vacant and/or occupied units, as needed
  • Monitor supplies and maintain equipment
  • Ensure maintenance shop/custodial area is clean, organized, and professionally presentable at all times
  • Follow all company key logging and storing procedures
  • Regular and effective communication with Regional Leadership Team Members such as Regional Maintenance Director in addition to on-site Team Members like Area Service Manager, Service Managers and Community Service Managers, Community Maintenance Supervisors, & Community Directors;
    Report violations to supervisor immediately
  • Promote safety and use of Personal Protective Equipment (PPE) to minimize exposure to hazards that cause workplace injury and illness
  • Inspect, respond to, and follow up with safety issues, accidents, liabilities and emergency situations immediately
Qualifications
  • 2 or 3 Years minimum full time HVAC experience, desired in Residential Multi-Family Housing
  • Hold required state/province Licenses and HVAC Certifications
  • 410-A refrigerant certification and experience (installation, repair, EPA followed regulations)
  • 2 years minimum boiler experience
  • Strong mechanical aptitude required
  • Able to lift and carry up to 80 pounds, climb ladders and climb multiple flights of stairs at a time
  • Able to use appliance dolly, push/pull up to 200 pounds
  • Able to work outdoors in all weather conditions
  • Able to be on feet constantly for entire work shift, if applicable
  • Knowledge of electrical, plumbing, building systems, and HVAC systems
  • Complete tasks in a safe and efficient manner
  • Ability to work in a fast-paced environment with strong motivation to learn & contribute on a daily basis
  • Able to give professional directions clearly in person, over the phone, email and text
