The successful candidate will own all preconstruction activities on healthcare projects, from conceptual sizing to detailed estimating and bid package preparation. In this role, the Preconstruction Manager will steer the GMP (guaranteed maximum price) process, lead cost estimating, value engineering, procurement planning, and bid evaluation, and build strong client relationships that inspire trust.

• Develop preliminary budgets and cost estimates for conceptual projects.
• Lead value engineering and preconstruction scheduling.
• Prepare procurement plans and pre‑qualify subcontractors.
• Perform detailed take‑off, sizing and estimating to define bid package scopes.
• Oversee the bidding process, evaluate contractor bids, and present detailed estimates.
• Conduct comparative studies and evaluate alternatives.
• Collaborate with project directors and clients to secure project success.

• Strong conceptual and pricing skills through the full project lifecycle.
• Experience in healthcare preconstruction and a proven track record of delivering projects on time and within budget.
• Excellent client‑facing communication that builds trust and credibility.
• Ability to lead and build high‑performance teams.
• Background in GMP and value engineering practices.
