• Objective:
Manage the Estimation break down and structure cost breakdown for each job.
The Estimator plays an important role with integrating the costs associated with the plan ideas, material finishes, wants and needs from prospective homeowners; homeowners in the build process, real estate agents representing homeowners and the Marquee Homes build team. The intricacies of building a home can be challenging, as there are parts that are hidden, and unknowns associated with building. The Estimators responsibilities are to help identify, mitigate, and categorize costs that are associated with building.
The Estimator who holds a position in the office needs to hold a high standard of practice in professional appearance, communication, and integrity.
- Red line plan management. Take initial red lined build meeting notes and place them on the plans to be sent out for estimation. Red line finale plans from architect to meet contractual spec sheet and signed red lined plans.
- Manage, collect, and account for estimates that are received from sub-contractors.
- Build initial cost breakdown based on estimates and material takeoffs.
- Clear and thorough communication between the Marquee build team and Sub contractors estimating jobs.
- Estimation
- It is the responsibility of the Estimator to self-review before submitting cost breakdown packet, making sure all line items are accounted for.
- Track and update estimation costs as building currently is fluid and constantly changing both in materials and costs.
- Follow up: recontacting sub-contractors to ensure they received the plans, understand what is expected from them in the estimation of their sub work and submitting updated or new estimations for comparisons.
- Education and advancement
- No Formal Education is required, but candidate must be willing to learn.
- Excel, Word, Plan Swift, Adobe tools are all important programs that used and helpful for candidate to understand.
- It is the responsibility of the Estimator to check and evaluate estimation work to adjust processes and accuracy of items. (i.e., tile material estimated/used. Euro glass estimated vs installed.)
- Look into classes or training for estimation tools and estimation processes.
- Refinement, posing questions, scenarios and probabilities for estimation can only help in understanding and catching early, things that can be costly down the road. Making notes of concerns as each plan is reviewed for estimation can be helpful and needed to make the best educated guess.
