General Purpose

Under general supervision, performs installations, maintenance, and repair of commercial Heating, Air Conditioning, Ventilation and Refrigeration (HVACR) systems and a wide variety of building tasks in the construction, alteration, maintenance and repair of District buildings and facilities; and performs related duties as assigned.

Distinguishing Characteristics

The Facilities Maintenance HVACR Technician is a skilled journey-level class under general supervision who possesses a minimum 2 year certificate in a HVACR trades school or 4 years’ experience in the HVACR profession. The technician must also carry an EPA approved refrigerant certification of at least a Type I and II level. This technician must also be able to perform a wide variety of building trade tasks related to facilities and waterworks system maintenance and repair, including but not limited to energy management systems, alarm systems, kitchen cooking equipment, lighting systems and waste systems.

The work includes electrical, plumbing and carpentry assignments. Some assignments involve the operation of light and medium duty motorized vehicles, such as drivable lifts, platform lifts and electric carts, pickup trucks, tractors, ATVs and similar equipment.

Essential Duties & Responsibilities
  • Perform installations, maintenance, and repair of commercial Heating, Air Conditioning, Ventilation and Refrigeration (HVACR) systems; diagnoses equipment failures and repairs, maintains and replaces equipment and parts; inspects, cleans equipment and calibrates controls to provide the highest efficiency; schedules and performs preventative maintenance. Maintains equipment logs. Operates and analyzes energy management computerized control programs. Maintains and monitors HVACR water treatment systems.
  • Makes repairs to low- and high-voltage electrical equipment, appliances and fixtures; rewires and replaces defective devices and worn parts. Installs electrical systems, conduits and pulls electrical wiring.
  • Installs and repairs kitchen equipment to include dishwashers, gas and electric appliances, exhaust hoods, and serving line equipment.
  • Reads and interprets blueprints, drawings, specifications and manuals; estimates and requisitions materials and supplies for assigned projects. Maintains as-builts on all building and facilities changes.
  • Solder, brazing, and welding on plumbing and HVACR systems.
  • Semi-skilled to repair or construct articles and structures of wood and other materials, such as room additions, partitions, walls, benches, tables, counters, etc.; repairs and maintains doors, windows and sashes; operates power saws, joiners and other woodworking machinery; replaces window glass.
  • Semi-skilled to perform locksmithing duties. Maintains and repairs door, window, locker, and furniture hardware.
  • Semi-skilled to perform cement, plaster or brick work.
  • Semi-skilled to install and repair plumbing fixtures, water piping; cleans out drains and obstructions in water systems.
  • Semi-skilled to install and repair carpet tiles, linoleum, vinyl and ceramic tiles.
  • Semi-skilled to perform gas and arc welding and fabrication.
Other Duties
  • Performs utility duties such as loading, hauling and unloading of furniture, materials and supplies.
  • Performs regular fire, safety checks within facilities.
  • Maintains fire and life safety equipment; monthly inspections of fire extinguishers, exit and emergency lights.
  • Completes basic records, such as work orders, requisitions and accident reports on a computerized program.
  • Set up and take down chairs and tables for events and meetings.
  • Perform snow removal from school entryways and walkways may also need to be salted if icy.
  • Perform various minor grounds activities.
  • Provides minor maintenance and cleans the vehicles as needed throughout the year.
  • Overtime may be required for emergency repairs or to perform work in classrooms while students are out.
