ASSISTANT COMMUNITY MANAGER
Responsibilities- The Assistant Community Manager, under the supervision of the Community Manager, oversees the everyday operations and financial functions of the housing community.
- Assist in delinquency and rent collection efforts to optimize cash flow and financial position.
- Manage all phases of operations in the absence of the Community Manager, including personnel, leasing, maintenance, financial, administration, and risk management.
- Supervise property and staff to ensure compliance with company policies, safety, fair housing guidelines, and liability considerations.
- Financial Management
- Post payments and income from applicants, residents, and non-residents accurately and timely.
- Process and reconcile daily accounts receivable.
- Monitor and follow up on bad debt, including late notices, resident/guarantor contact, and evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post charges to resident and non-resident accounts and bill back utilities where applicable.
- Perform end-of-month closing procedures and reporting.
- Maintain accurate records and audit resident files.
- Walk units and post move-out charges, statements, and security deposit refunds.
- Personnel Management
- Regular/daily onsite attendance is required.
- Screen, hire, train, coach, and develop onsite staff using consistent techniques and directives.
- Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks.
- Promote harmony and quality job performance through leadership.
- Ensure staff compliance with company policies and procedures.
- Implement marketing strategies and systems per the annual marketing plan.
- Address resident complaints and requests to ensure satisfaction.
- Develop and implement resident retention programs.
- Show, lease, and move in prospective residents as appropriate.
- Administrative Management
- Maintain excellent customer service and monitor service request turnaround and maintenance responsiveness.
- Maintain property appearance and ensure timely repairs with regular inspections.
- Assist with supervision of all business functions related to operations.
- Plan and utilize property resources, equipment, and supplies economically (bids/pricing, vendor management, etc.).
- High School Diploma or Equivalent;
Bachelor’s degree preferred or two years of housing industry experience; or 1-2 years related experience and/or training; or equivalent combination of education and experience. - Ability to understand and perform onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Frequently required to remain in a stationary position, may stand or sit for prolonged periods, and communicate with others to exchange information.
- May move about to accomplish tasks or move between worksites; may ascend/descend ladders, stairs, and other structures; may lift or move objects up to 25 lbs; may work in various environments and weather conditions.
- Occasional overtime, weekends, or night hours for emergencies may be required.
Salary Range: $21 per hour to $23 per hour
