What this job involves:
As a Building Operator at JLL, you will play a critical role in ensuring the smooth daily operations of our client facilities. You will be responsible for maintaining optimal building performance through equipment monitoring, preventive maintenance, and emergency response activities. This position directly supports JLL's commitment to delivering exceptional property management services while ensuring tenant comfort, safety, and operational efficiency across our commercial real estate portfolio.
Whatyour day-to-day will look like:
- Perform morning start-up procedures for HVAC equipment and various R&D equipment including fume hoods, exhaust fans, solvent pumps, reverse osmosis water system, compressed gas cylinder compound and unit air conditioners
- Conduct daily building rounds to monitor Indoor Air Quality (IAQ) and HVAC equipment performance
- Execute minor HVAC maintenance and repairs including troubleshooting, filter replacements, belt and valve adjustments, water treatment and small pump maintenance
- Monitor and operate Building Automation Systems (BAS) to ensure optimal facility performance
- Respond promptly to site work orders and service requests in a timely fashion
- Participate actively as an Emergency Response Team (ERT) member for building safety protocols
- Maintain detailed logs and documentation of all maintenance activities and equipment performance
- 4th-Class Engineer or BES Certificate required
- Proven experience operating steam boilers and maintaining steam plant equipment
- Strong knowledge of HVAC systems, controls, and troubleshooting procedures
- Experience with Building Automation Systems (BAS) operation and monitoring
- Ability to perform physical maintenance tasks and work in various building environments
- Strong problem-solving skills and attention to detail
- Excellent communication skills and ability to work independently
- Additional certifications in refrigeration or HVAC specializations
- Experience with R&D facility operations and specialized equipment
- Knowledge of water treatment systems and compressed gas handling
- Basic electrical and plumbing repair capabilities
- Emergency response training or first aid certification
- Experience with computerized maintenance management systems (CMMS)
- Familiarity with environmental health and safety protocols
Work Shift: Monday-Friday, 8 hour days
