Maintenance Technician Levels

Technician I, II & III – Property Management | Oakland & East Bay, CA | Full Time | On-Call Rotation Required

Roles & Pay (Hourly, DOE)
  • Technician I — Foundation Builder
    $22.71–$25.52
    Entry-level role focused on learning EBALDC’s systems, safety standards, and maintenance practices while supporting basic building repairs, unit turnovers, preventive maintenance tasks, and accurate work order documentation. Works under the guidance of senior technicians and helps maintain clean, safe, and organized properties.
  • Technician II — Skilled Problem Solver
    $23.75–$28.08
    Mid-level role that independently troubleshoots and resolves more complex maintenance issues across plumbing, electrical, appliances, and building systems. Supports safety and preventive maintenance inspections, coordinates with vendors and contractors, and provides day-to-day guidance to Technician I staff.
  • Technician III — Technical Leader
    $26.74–$30.61
    Senior role providing advanced technical expertise across one or more properties, leading preventive maintenance execution, identifying systemic building issues, and supporting capital projects, inspections, and long-term asset sustainability. Serves as a mentor and technical resource for Technicians I and II.

All roles work across EBALDC’s multi-site housing portfolio in Oakland and the East Bay and participate in a structured after-hours on-call rotation to support resident safety and property operations.

Experience Guidelines (or Equivalent Skills & Training)

EBALDC considers a combination of relevant experience, training, and demonstrated skills when evaluating candidates for all levels.

  • All roles require: Strong customer service and communication skills when working with residents, colleagues, and vendors
  • Ability to use a company-provided smartphone to log work orders and communicate via email, text, and chat
  • Ability to work safely, follow all safety rules, and consistently use required personal protective equipment (PPE)
Experience by Technician Level
  • Technician I (typically 2–4 years): Demonstrated hands-on experience in building maintenance, facilities, or related trades, including basic repairs such as painting, patching, minor plumbing or electrical work, appliance support, and unit turnovers. Ability to follow work order systems, safety procedures, and accurately document work using mobile tools. Entry into this level may also be supported by vocational training, apprenticeship programs, or related coursework combined with practical experience.
  • Technician II (typically 4–7 years): Demonstrated ability to independently troubleshoot and repair building systems, including plumbing, electrical, appliances, and general construction. Experience supporting inspections, working with vendors or contractors, and providing guidance to less-experienced staff. Strong ability to prioritize tasks, manage multiple service requests, and maintain accurate documentation across one or more sites.
  • Technician III (typically 6+ years): Advanced, demonstrated experience in building trades or facilities maintenance, including complex systems such as heating, boilers, electrical, and plumbing. Proven ability to lead preventive maintenance efforts, identify systemic building issues, support capital projects or major repairs, and mentor or train other technicians.
