The painter will prepare and paint interior and exterior surfaces of buildings and structures. The ideal candidate has a strong eye for detail, knowledge of painting techniques and materials, and the ability to complete work efficiently while maintaining high quality, safety standards and resident satisfaction. The Painter is responsible for execution‑level SLA adherence — ensuring service requests, preventive maintenance, and unit turns are completed within defined timelines.

  Single community or multi‑site (up to 500 units under Service Manager oversight)
• Primary Accountability:
  Execution‑level SLA compliance
• Key Focus Areas:
  Work order completion, preventive maintenance, unit turns, and safety compliance
• Central System / Interface:
  Yardi Maintenance / EliseAI

• Maintenance Execution
  • Prepare surfaces for painting by cleaning, sanding, scraping, patching, and priming
  • Apply paint, varnish, stains, or coatings using brushes, rollers, or spray equipment
  • Mix and match paints to achieve desired colors and finishes
  • Protect surrounding areas with drop cloths, tape, and plastic coverings
  • Repair cracks, holes, and damaged surfaces before painting
  • Follow blueprints, work orders, or client instructions
  • Ensure work is completed on schedule and to quality standards
  • Maintain tools, equipment, and work areas in clean and safe condition
  • Comply with all safety regulations and company policies
  • Complete assigned work orders accurately and promptly in Yardi or EliseAI
  • Maintain 95%+ on‑time completion rate for non‑emergency work orders
  • Respond to emergency maintenance calls within 2 hours
  • Support unit turnovers to ensure completion within 5 business days and meet quality standards
  • Participate in the preventive maintenance schedule, ensuring 100% task completion monthly
• Safety and Compliance
  • Follow all company and OSHA safety policies and use appropriate PPE at all times
  • Report all safety hazards, incidents, and potential liability issues to the Service Manager immediately
  • Maintain maintenance shop organization and proper tool inventory
  • Achieve zero preventable safety incidents annually
• Team Collaboration and Communication
  • Communicate effectively with the Service Manager, residents, and teammates using EliseAI
  • Support coordination with vendors and external contractors when required
  • Assist the Service Manager in verifying completion and quality of work performed
  • Provide courteous and professional customer service to all residents

• Proven experience as a painter (residential, commercial, or industrial preferred)
• Knowledge of painting tools, materials, and techniques
• Ability to work at heights and in various environmental conditions
• Good attention to detail and color perception
• Physical stamina to stand, bend, climb, and lift materials
• Ability to work independently or as part of a team
• Strong organizational and communication skills
• Valid driver’s license and reliable transportation required

• Experience with spray painting equipment
• Knowledge of drywall repair or surface restoration
• Ability to read blueprints or technical drawings
• Strong time‑management skills
• Proficiency with Yardi, Elise
  
  AI, or similar systems

• Ability to lift up to 50 pounds and perform painting duties on ladders or in confined spaces
• Frequent walking, bending, stooping, and exposure to varying weather conditions

• Full‑time, typically Monday through Friday
• On‑call availability required for after‑hours emergencies

25 – 32 USD per hour (Art Haus Works)
