We are seeking an experienced Residential Construction Estimator to support our residential and light commercial projects. This contract-based role involves developing accurate, detailed estimates using a structured division-based format, collaborating with internal teams, and attending in-person job walks in the San Francisco Bay Area as needed. The ideal candidate is detail-oriented, highly organized, and experienced in residential remodels and renovations.
Key Responsibilities- Build residential construction estimates using a 16-point division-based estimating spreadsheet (required)
- Review architectural plans, specifications, scope notes, photos, and site conditions
- Perform detailed material and labor takeoffs
- Solicit, analyze, and compare subcontractor and vendor bids as needed
- Prepare clear, well-organized estimate breakdowns and project budgets
- Identify scope gaps, assumptions, exclusions, and potential risk items
- Attend in-person job walks in the SF Bay Area (primarily East Bay) as required
- Collaborate with internal teams to confirm scope and align pricing
- Maintain accuracy, consistency, and timely turnaround on assigned estimates
- Minimum 3+ years of residential estimating experience (remodels/renovations preferred)
- Strong proficiency with Bluebeam, Heavy Bid
, and other estimating or project management tools - High proficiency in Excel and Google Sheets
- Solid understanding of construction processes, site management, and contract administration
- Ability to accurately interpret architectural drawings, blueprints, and technical specifications
- Knowledge of cost control techniques and residential budgeting strategies
- Prior construction site experience strongly preferred
- Ability to clearly document assumptions, exclusions, and scope clarifications in writing
- Reliable, responsive, and able to meet deadlines on an as-needed basis
- Must live in the San Francisco Bay Area and be able to attend job walks in person
- Willingness to travel up to 25%
- Must provide 2–3 professional references (General Contractors, Builders, Project Managers, or Clients)
