Overview
Are you a proactive, detail‑driven property management professional who thrives in a fast‑paced retail environment? We are seeking an experienced Property Manager to oversee the financial and physical operations of a portfolio of retail and shopping center properties. This role plays a key part in maximizing Net Operating Income (NOI), maintaining high-quality asset conditions, and ensuring full compliance with corporate standards and legal requirements.
Key Responsibilities- Maintain strong awareness of each property's performance, conditions, and competitive market environment.
- Create annual operating budgets for assigned properties and monitor results to ensure financial goals are met or exceeded.
- Prepare monthly Budget Variance Reports (BVR) for Senior Property Manager review.
- Continuously review tenant accounts, monitor collections, address delinquencies, and provide monthly collection activity updates to Property Accounting and senior leadership.
- Conduct regular, comprehensive property inspections to ensure optimal condition and identify potential safety or liability issues.
- Review vendor contracts and performance; negotiate new agreements as needed to ensure cost‑effective, high‑quality service.
- Oversee tenant improvement allowances and support timely and compliant tenant construction activity.
- Maintain consistent tenant communication to address questions, service needs, and operational concerns promptly.
- Ensure compliance with all lease requirements, including R&M obligations, operational agreements, and governmental regulations.
- Partner with the Marketing Department on property programs and signage initiatives.
- Support leasing and accounting teams by providing accurate property information and operational insights.
- 5+ years of Commercial Property Management experience
, preferably within retail or shopping center environments. - Strong skills in communication, organization, and time management.
- Experience in budgeting, property marketing, and capital improvement planning.
- Ability to travel up to 50% for property site visits and business needs.

Annual Base Salary Range: $95,000 - $121,000
. This position is eligible to participate in the company’s annual discretionary bonus program.
